Job Title: OSHPD EXPERIENCED SUPERINTENDENT: Orange CountyLocation: Orange County, CAIndustry: Commercial Construction OSHPD Experienced SuperintendentPosition Summary:The Field Superintendent leads onsite staff through the construction management process from Mobilization through Punch List and Building Start-up. They manage and monitor performance of all on-site personnel to ensure that regulatory, safety, and quality standards are applied throughout the construction process. They lead all on-site operations, ensuring that construction activities are executed to exceed schedule expectations. This position reports all issues, and provides progress updates to the Development Manager and Construction Manager on a daily basis.They also collaborate with the Senior Project Members in value engineering, scheduling, and development of "Best Practices" documentation. The qualified candidate MUST have proven experience in hospital or medical clinic construction project management.Technical/Functional Expectations: Construction Coordination: Lead the coordination of all on-site construction activities. Document and communicate actions, irregularities, and continuing needs to and with the Construction Manager in order to resolve on-site issues in a timely fashion. Construction Safety: Comply with all appropriate regulations such as Ergonomics, Emergency Response, Injury and Illness Prevention, and Hazardous Communications Programs, by developing, implementing, and monitoring programs, in order to ensure a safe site and work environment. Ensure that all construction activities are in legal compliance with all Federal, State, and Local regulations. Conduct and oversee weekly project safety meetings (not eliminating subcontractor toolbox meetings) in order to be in safety regulatory compliance. Supervises Construction: Supervise day-to-day construction activities at the building site, in order to ensure that construction processes are being followed. Direct construction resources to construct high-quality, efficient buildings under cost, and within the schedule constraints, plans, and specifications. Provide on-site management for the Mobilization, Construction Due Diligence, Construction Administration, and Construction Close-Out processes, in order to ensure successful completion of the project. Document and communicate actions, irregularities, and continuing needs to the Construction Manager, in order to resolve on-site issues in a timely fashion. Collaborate with the Facilities Manager on the Building Start-up process, to ensure the successful turnover from the construction phase. Manage Construction Plans: Provide on-site review of all construction plans and specifications, as well as providing review of all approvals to the plans, specifications, schedules, costs, and resources associated with the project, to ensure that the project meets projected costs and schedule. Update plans and specifications when approved by the Senior Management team, in order to ensure that plans are current. Lead Meetings: Lead the contract project first and weekly construction management meetings, to ensure that the project remains on time. Manage Punch List: Develop and manage the pre-punch list and punch list with the client, to ensure that all issues are resolved with immediate action and time measurement. Develop a complete punch list with all work, supplies, and services required to thoroughly complete the project. Specialty Contractor Management: Manage contractors in order to achieve the lowest possible cost and the highest quality products for the project. Resolve on-site delivery issues within the Materials Management process, and verify contractor hours and deliverables with written daily reports. Continuously review the project schedule and appropriate look-ahead schedules to maintain the successful completion of each phase of the project. Design Prototypes: Design temporary facilities and site layout (slopes, shoring, trailer location, storage, and haul roads) in order to ensure proper placement on the job site. Work Around Delays: Develop plans to work around unforeseen obstacles in order to prevent delays on the project schedule. Business Experience: On-Site Management of Construction Projects:5+ years of proven experience in on-site management ofmedium to large-scale commercial construction projects ismandatory to ensure the ability to successfully manage all phasesof the project. Managing and mentoring large construction teamsand in completing commercial projects that exceed customerexpectations and meet or exceed profitability targets. Medical Construction:The qualified candidate MUST have 5+ years of provenexperience in hospital or medical clinic construction projectmanagement.
