Position Description:

Reports to: SVP Real EstatePOSITION PURPOSE: Assume management role for all Real Estate related transactions and activities within a designated area.JOB RESPONSIBILITIES: • Responsible for execution of all real estate functions, within a designated area, including site selection, lease negotiations and lease renewal via thorough and comprehensive knowledge of major markets within assigned region.• Working with VP and other team members develop strategies for leveraging developer relationships and portfolio, to enhance Brand positioning through execution of critical Real Estate transactions in support of current and long term Company strategies and initiatives.• Working with VP Real Estate and VP Business Strategy, develop regional market plans and strategies, considering existing degree of penetration, shifting market patterns and long term store positioning.• Work with VP and Finance, to maximize the integrity, efficiency and accuracy of sales forecasts and financial impact of new stores, relocations/expansions, refreshes/remodels and closures.• Travel as needed

Qualifications:

The individual must possess the following knowledge, skills and abilities and be able to explain and demonstrate that he or she can perform the essential functions of the job, with or without reasonable accommodation, using some other combination of skills and abilities:Bachelor Degree Required.Must have a minimum of 8-10 years in a specialty retail (preferably apparel) corporate real estate environment. Must have established mall-based/industry contacts and possess excellent relationships within the retail real estate industry.Excellent multi-task skills and organization. Ability to work independently. Strong negotiating and deal making capabilities. Acute strategic planner and thinker, with ability to identify key opportunities and apply smart business judgments to maximize potential within the portfolio. In-depth knowledge of multiple markets.Must be flexible and adaptable to change.Possess excellent communication skills – both written and verbal.Must be able to travel extensively (up to 60% of the year).Must be comfortable in a relaxed and less structured environment yet be driven for results and able to partner within a team.
