Vice President of Development

Position Overview: This person is responsible for achieving our system growth through approved optimal locations and ensuring a streamlined and efficient construction process. Key Responsibilities: Develop and execute annual development strategy to supports market development. Develop and implement trade area and site selection criteria for both Company and Franchise Partner stores.  Responsible for the development and ongoing management of the site approval package. Responsible for all contract document flow related to development and construction. Responsible for ensuring that the New Store Opening process is efficient and effectively implemented. Manage construction process and personnel throughout the appropriate steps in the development cycle to include construction specifications, interior and equipment specifications, construction and asset management. Manage and monitor progress of Company and Franchise Partner development schedules and makes trade area assessments as to renewals, extensions and terminations. Insure the development of pipeline locations to support development across the strategic planning horizon. Properly match location to concept and sales potential to insure success of location. Development and application of Franchise Partner policies.  Utilize state-of-the art analytical tools and resources to resolve proximity issues fairly.  Minimize legal exposure from encroachment. Manage Director of Real Estate in the contract/lease negotiation process for Company locations. Responsible for capital expenditure budgets and projects pursuant to existing Company units. Responsible for market optimization and strategy. Responsible for property management. Responsible for Company repair and maintenance projects as identified and assigned. Responsible for setting final equipment, A/V and FF&E specifications to meet business needs of functional areas. Implement required policies, procedures and practices required to properly executing duties of position.Background, Experience and Education: Minimum 8 years direct experience as an executive in multiple unit retail real estate and construction, preferably in a restaurant and franchise driven environment. Undergraduate degree in Real Estate or Business related major, with emphasis on business planning, quantitative analysis and/or financial capabilities.Skills, Abilities and Characteristics: Strong communication and presentation skills.  Capable of creating and fostering a team work environment. Outstanding interpersonal skills.  The ability to provide leadership and forge strong relationships with all groups.
