We are currently seeking a Construction Manager to join the Dunkin' Donuts Mid Central team!
The primary accountabilities for this position include:
Purpose of Position:
Manages activities related to the feasibility analysis, permitting, design and construction of new stores, alternative points of distribution, retrofits and remodels. This is accomplished through on-going coaching and counseling of Franchisees, as well as interaction and coordination with Operation and Development Managers, Architects, Engineers, General Contractors, Land Use Attorneys and Governmental Authorities.
Major Responsibilities:
Enables the construction of profitable stores by carefully assessing the feasibility of a location from the standpoint of time, cost, and design analysis.
Ensures timely store development by managing corporate development or coaching and counseling Franchisees on the management of activities relating to the design, permitting, and construction of new and remodeled stores.
Expedites development timelines by interacting with and providing guidance to outside Architects, Engineers, General Contractors and Governmental Agencies.
Monitors progress and quality of construction by periodically visiting store construction sites and providing functional expertise and counsel to General Contractors and Franchisees.
Leads a weekly new store development review of all stores, in that Construction Managers’ area, that are projected to open; in collaboration with functional peers in development and operations.
Supports the market in regards to remodels, alternative points of distribution, retrofits, Baskin Robbins development, and Central Manufacturing Locations development (donut production facilities).
Primary Contributions:
New stores, alternative points of distribution, retrofits, and remodels are completed on a timely basis and favorably impact the image and equity of Dunkin’ Brands. The position has three critical deliverables from a performance management perspective:
• New Store Openings
• New First Year Sales
• Signings
The qualifications for this position include, but are not limited to the following:
Required Competencies:
1. Knowledge of all key architecture, engineering, and construction management principles associated with multi-unit, franchisee driven development
2. Ability to establish timelines and budgets and to “project manage” against same.
3. Ability to constantly prioritize and re-prioritize activities based on changing needs of the projects
4. Ability to impact the course of events through coaching, counseling, and convincing as opposed to through direct control of events and activities
5. Experience in cost estimating and negotiating
6. Working knowledge of Word, Excel, Lotus Notes, MS Project
7. Ability to lead productive, multi-discipline meetings.
8. Ability to forge high performing working relationships with other disciplines, especially Development and Operation Managers.
9. Ability to make effective, convincing presentation before public forums such as planning boards, city councils etc.
Education and Experience:
Minimum four-year degree in architecture, engineering, project management or related discipline.
Minimum five-years experience in construction management in a multi-unit restaurant or retail environment. Some experience in development involving franchisees is preferable but not essential.
