Seasoned Property Manager Position in Tampa, FL!

Well-established nationwide provider of superior Property Management services is seeking a highly motivated Property Manager in the Tampa, FL area!

The ideal candidate, reporting directly to the Regional Manager, will be self-motivated, creative and energetic with the ability to bring experience and expertise to the position.  Successful candidates will assist with day-to-day operations of the apartment community, aimed at maintaining the Company’s continued success.

The Property Manager will implement and administer policies, procedures and programs that will assure the property is well managed by:

 Meeting the needs of Ownership and terms of the management agreement.Hiring, training, motivating, supervising and disciplining all on-site employees, ensuring that all staff members adhere to Company policies.Complying with local ordinances, state and federal laws, including Fair Housing.Meeting pre-determined occupancy goals.Achieving maximum cash flow. Meeting the needs of residents and their lease agreements.Communicating effectively and on a regular basis with the Regional Manager to provide updates on community operations and issues.

Duties include but are not limited to:

 Ability to prepare and administer comprehensive budgets. Oversee and approve all lease related paperwork.Perform daily inspection of Community to ensure upkeep and curb appeal.Prepare or supervise the timely and accurate preparation of all reports as required.Prepare and verify accuracy of all Community employee timesheets.Ensure orderly records are maintained on the Community.Coordinate and participate in resident functions.Perform all other duties assigned by the Regional Manager.

Job Qualifications include but are not limited to:A minimum or 2-3 years of successful community Property Management experience. Strong leadership skills and customer service abilities, coupled with proven written and oral communication skills.An independent, self-starter who can multi-task across projects and effectively organize under tight deadlines.Focused and detail oriented, an independent thinker able to prioritize and shift focus as necessary.Have both a strong work ethic and ability to work as part of a team.Ability to analyze computerized rent rolls, receivable and payable reports and monthly financial reporting materials.Ability to maintain a courteous, helpful demeanor with owners, residents, prospective residents, co-workers, vendors, etc.Must be proficient in MS Office Suite including Word and Excel.Experience with Yardi preferred.College, Certified Apartment Manager or Accredited Residential Manager coursework preferred.
