LDD Long Point Management, Inc. (“LDD Long Point” or the “Company”) is the development, sales and marketing manager for Terranea Resort (“The Resort”). The Company will be developing The Resort including 60,000 square feet of meeting space, a 25,000 square foot spa and fitness center, and related amenities and food and beverage outlets in Rancho Palos Verdes, California. The Resort will also include a nine hole golf facility. The Resort is owned by a venture between affiliates of Lowe Enterprises, Inc. (“Lowe”) and other capital sources (the “Owner”).

The Owner plans to develop the following:
• A resort hotel with 360 rooms (“Hotel”)
• 50 for sale Casita units with 150 rentable keys (“Casitas”)
• 32 for sale Villas with 32 rentable keys (“Villas”)
• 20 for sale Bungalows with 40 rentable keys (“Bungalows”)
• Resort operating assets including a spa and fitness center, common area, meeting space, food and beverage outlets, retail space, golf amenity and pools (“Resort Operating Assets”)
• All of the above, collectively, are called the Project (“Project”)

LDD Long Point is responsible for development, sales and marketing management services including:
• Management of the development and construction of the Project
• Development, marketing and sale of the Casitas, Villas and Bungalows
• Management of real estate brokerage operations and homeowners’ associations

An affiliate of the Company will manage the Hotel and the Resort Operating Assets and conduct rental management operations for the Casitas, Villas and Bungalows included in the rental management program.


Primary Duties and Responsibilities:

The duties of the Sales Executive focus on selling all Terranea Resort for-sale real estate inventory. These duties will include but not be limited to the following:

Actively participating in the execution of all selling strategies. This includes but is not limited to lead generation, meet and greet with walk-ins, completed out-bound calls, tours of Terranea Resort, selling Experience Packages, follow-ups, utilizing contract worksheets and closing real estate transactions. These duties include both onsite and possible offsite activities such as broker events and client meetings.

Understanding and implementing the Company’s annual sales and marketing plan, sales goals and objectives;

Establishing and meeting personal sales goals and objectives such as number of out-bound phone calls, appointments, Experience Package bookings and other quantifiable goals as assigned;

Ability to sell lifestyle, the Terranea Resort Experience and related intangibles;

Ensuring compliance with all governmental real estate regulations and procedures; ensuring that the Sales Executive is in compliance with all governmental real estate regulations and procedures currently in effect and as they may change from time to time;

Preparation of conventional real estate contracts and knowledge of all related conveyance documents and contract closing procedures;

Working with local and regional realtors; establishing and managing cooperating realtor programs;

Managing the preparation and maintaining of personal records, studies and reports regarding individual sales volume, sales production, trends and such others as may be requested for use by Company management;

Develop and maintain an excellent working knowledge of (i) the real estate market in the vicinity of Terranea Resort and the State of California, (ii) the Owner’s development plans and real estate offerings for the resort, (iii) the public offering statements and offering plans for the real estate offerings; and (iv) regulatory requirements applicable to the offerings, including any restrictions on sales activity in other states;

Describe the resort, the Owner’s development plans and their real estate offerings fairly and honestly, making no representations other than those set forth in the marketing materials and public offering statements and offering plans provided by Owner;

You will obtain and maintain a California Real Estate sales person or broker license. You will perform such other duties as requested from time to time by Terranea Resort, LDD or LE. You acknowledge that you are accepting a position of trust and confidence, and that you have fiduciary obligations to Terranea Resort and the Company that include, without limitation, (a) a duty of undivided loyalty; (b) an obligation to act in good faith in exercising your job duties; and (c) the obligation not to enjoy personal gain at the expense of Terranea Resort or the Company.


The position requires knowledge of and significant experience in customer relationship account management, Microsoft Word, Excel and Power Point.
