SENIOR PROPERTY MANAGER

The Capstone Group is a private real estate investment firm founded in 2001 and headquartered in New York City.  The company is actively involved in the acquisition, financing and management of commercial properties throughout the United States. 

 

Position Description

 

The Senior Property Manager provides proactive management and oversight for the company’s portfolio of neighborhood shopping centers in select markets nationwide.  The position will be located in New York City and will require close interaction with Senior Management and collaboration with the acquisition, leasing and accounting staff of the company.

 

This seasoned professional must be disciplined and flexible – disciplined to champion the company’s tight standards for efficient property management, and flexible enough to resolve unexpected problems in diverse market environments across the country. 

 

Candidates should have a minimum of 7 years direct property management experience.  The selected individual will faithfully represent the myriad goals, objectives and interests of our fund investors in all areas within their scope of responsibility.  Broad objectives include to:

 

·       Maximize the cashflow and long-term value of each individual property.

·       Maximize the cashflow and long-term value of portfolio of properties.

·       Recruit, train and develop the property management team to ensure its effective operations under all circumstances.

 

Specific responsibilities include:

 

·       Prepare and present complete and accurate financial reports at the portfolio and property levels including budgets, operating reports, and capital budgets.

·       Read and interpret loan documents – summarize borrower obligations and integrate them into the property management systems and procedures.

·       Hire, manage and evaluate site personnel and/or off-site management staff.

·       Oversee operation of building systems, supervise employees or monitor contractors who perform routine maintenance and repair work, and/or oversee planning and construction of tenant improvements and interior design.

·       Determine products or services required for each property – prepare specifications, solicit and evaluate bids for contract services, negotiate or approve contracts, and monitor progress toward completion.

·       Develop and implement capital improvement or replacement programs, including but not limited to maintenance or remodeling programs and tenant improvements.

·       Administer the leasing and lease renewal process and negotiate or approve leases.

·       Develop and implement risk management programs for the properties – evaluate, recommend, secure and monitor insurance coverage.

·       Identify property staffing requirements and develop, or approve, job descriptions and/or develop and monitor, or approve, human resource policies and training and development plans.
