Retail Property Manager

Description:  Job Summary: Responsible for monitoring the accuracy of AMT records, tracking tenant work, participate in and coordinate quarterly CAM and semi-annual tax billings, responsible for comprehending, monitoring and reporting property and tenant legal issues. Support all Team Members and tenants with questions and concerns. Coordinate special projects.Essential Functions: • Responsible for accurate administration of commercial retail leases and operating documents. • Complete understanding of all property and/or tenant calculations (can accurately calculate tenant CAM participation pools, percentage of ownership absorption, understand and explain NOI changes and understand and explain financial impacts and variances of a property to partners or ownership ) • Directs and insures timely tenant billings of rents, quarterly CAM receivables and tax billings and timely collection of the same. • Responsible for submitting accurate operating reports as per department policies and procedures (variance reports, gross sales reports, insurance reports, rent rolls, etc.) • Responsible for preparing and overseeing the preparation of annual CAM receivables. • Responsible for monitoring and reporting of tenant default processes as well as all legal issues as needed. • Responsible for performing and overseeing all property inspections, creates reports and coordinates vendor maintenance, repairs and bids. • Responsible for the preparation and administration of all annual operating budgets including variance and forecast update reporting. • Establishes and maintains excellent working relationships with all tenants and vendors as required • Manages accurate record keeping of all data for properties, tenants and vendors including filing and follow up systems. • Coordinates with other departments (aquisitons, dispositions, construction, accounting, finance, leasing, ETLs) in relation to property management functions. • Responsible for submitting operating recommendations to VP of Property Management and/or Owner as needed • Trains assistant property manager, junior property manager, property management assistant and temporary staff as needed. • Works with new tenants to ensure timely opening and rent commencement through TI process.Other Responsibilities: Supports Administrative Assistant with general administrative duties as needed. Performs other job related duties as required or assigned. Position Requirements:  * Education and/or Experience: Bachelor's degree (B.A.) from four-year college or university; and ten years related experience and/or training; or equivalent combination of education and experience.* Specific Knowledge: Knowledge of Microsoft office applications specifically MS Word and Excel. Excel proficiency a must.
