Resident Services Manager

Position Description:

This unique on-site position is located on the island of Kauai, serving the valued military and civilian residents of Pacific Missile Range Facility (PMRF). Community consists of 56 homes located directly within PMRF with the world's most beautiful beaches in the back yard. Position requires dual role of property management professional and all aspects of property maintenance. Supervises and coordinates the daily operations of the military housing community including, but not limited to, the general administration and property management, resident service programs for the community, daily maintenance and supervision of one maintenance assistant assigned to the community management team. Maintains accurate resident records, income and expense records and ensures integrity of records in PC-based property management software program. Monitors regulatory compliance and company policies and procedures related to community management and ensures that all associates are familiar with and understand them.Serves as the liaison for residents and builds and sustains positive relations with residents. Independently assesses a variety of situations and solves problems relating to maintenance and resident relations. Prepares resident files and all correspondence to residents and maintains accurate conversation records and filing system. Participates as a member of the Resident Advisory Board and briefs General Manager, partners and Command representatives on property management operations when required.Manages and is “hands on� in the efficient operation of property maintenance functions consistent with Corporate Office and Loss prevention policies and procedures. Maintains property vehicle in safe and good operating condition. Ensures the safekeeping of vehicle(s) and coordinates timely registration with Regional Fleet Administrator. Maintains a working knowledge of all maintenance programs and capital improvement projects to ensure the proper and efficient operations of systems, provide hands on preventative maintenance programs, custodial functions and responds to resident services requests. Ensures compliance with quality housing standards.Conducts move-in and move out inspections, and implements high quality standards of product readiness, conducts interim unit inspections, maintains inventory records. Orders supplies as needed within budget established for operations. Safekeeping of property keys and cores and other equipment. Monitors property management software for timely completion and logging of service requests. Performs all other duties as assigned.Skills and abilities normally associated with completion of high school or GED equivalency. Knowledge of property management, budget implementation, marketing and general maintenance required. Accredited Resident Manager certification (ARM), Certified Apartment Manager certification (CAM) and/or knowledge of residential property management gained through formal education or on-the-job training with two years of experience required. Knowledge of property management normally acquired by supervisory experience in property management including on-site property management experience. Working knowledge of all applicable state and local laws, resident-landlord relations and fair housing laws. Must possess good computer skills, including Microsoft Office (Word, Excel, Outlook), and general knowledge of property management, maintenance and time keeping software. Must possess outstanding interpersonal communication and customer service skills, pay attention to detail, have good mathematical skills, be able to work effectively with others, and lead in fostering a culture instilled in teamwork and military partnership.
