Your overall function:
The REO Specialist manages company owned properties, establishes a plan to prepare, maintain and present properties for sale at the highest possible price, in the least possible amount of time.
Duties include ensuring that pre-market timelines are met, overseeing property assignment, eviction management and ordering/receipt of valuations, arranging any clean up, construction or any enhancements necessary to enable the effective sale of properties and developing strategies to enhance their marketability, and handle escrow openings and closings.
More specifically you will:
· Perform property management and maintenance duties such as visual inspection of properties, establish occupancy status, coordinate eviction and Cash for Keys, if required, and insure that properties are maintained in a reasonable condition during Downey ownership.
· Prepare vacant properties for sale by ordering and supervising clean up of entire property, obtain bids/estimates from vendors; and handle utility services, as required.
· Develop and administer a multi-level marketing program as a “listing agent” such as post in MLS, place signs and lockboxes, advertise, show and handle questions and inquiries from Realtors as well as from the general public.
· Negotiate offers as appropriate and at the direction of the REO management, draft purchase agreements, open escrows and management and monitor the sales transaction and escrows until closing.
· Perform administrative tasks such as monitoring and preparing reports on the status of all properties tracking and recording all costs and expense.
· Monitor the receipt, review, copying, filing and execution of contract files, documents and monthly status reports for adherence to current policies and real estate laws and regulations.
How to qualify:
We are seeking an energetic, positive-minded REO professional with recent REO experience managing a portfolio of REO properties including the construction and/or enhancement of properties to sell. Other qualifications include:
· Minimum of 4 years of recent residential real estate sales experience in the Salinas Areaand it’s surrounding communities, as well as the County of Monterey with a strong knowledge of buying and selling real estate; active CA Real Estate Brokers license preferred.
· Proven experience in problem resolution in finalizing sales, title issues and legal matters.
· Experience in negotiating offers; also requires analytical thinking, sound judgment and decision making.
· Demonstrated knowledge and understanding of California real estate regulations and practices.
· Ability to function independently in a multi-task corporate environment as well as part of a team.
· Ability to communicate with all levels of our customers, agents and brokers and REO team members and management.
· Proven written, presentation and verbal skills including business and proposal writing.
· Must be willing to travel to assigned properties in the assigned region; and have a valid driver’s license and clean driving record.
· Ability to learn and use a variety of computer based software and data bases.
