Property Manager for high rise in King of Prussia

Property Manager

 

Metropolitan Properties of America, Inc. a full service real estate firm that owns and operates luxury apartment and office buildings is seeking an aggressive self motivated individual for the position of Property Manager for luxury high rise apartment homes, in King of Prussia, PA.  The Property Manager is charged with the overall management responsibility of executing the daily operations of the property. Experience with residential and commercial Class A high rise is mandatory.   Prior property management experience, superior customer service, attention to detail, and computer proficiency is mandatory. Knowledge of property management software; Yardi is preferred.

 

Duties and responsibilities include but are not limited to:

 

·  Manage site staff in accordance with company policy.

·  Monitor, train, and directed site personnel including workload planning and coaching.

·  Perform written evaluations of employees and make recommendations for salary increases and/or advancements

·  Approve bills and negotiate and/or approve contracts for service within the parameters of the approved operating budget

·  Direct employees and/or contractors in performance of maintenance and repair work

·  Conduct daily site inspections of property

·  Establish and maintain positive relationship with residential and commercial tenants

·  Prepare an annual operating budget; manage income and expenses in accordance with the approved operating budget

·  Assist and supervise process of renting apartments and lease renewals through leasing staff

·  Establish, monitor, and enforce operating policies and procedures in accordance with company Policy and Procedures manual

·  Review and participate in monthly operating financial statements and budget to actual variance explanations. 

·  Assume primary responsibility of compliance with any and all government regulations.
