Property Manager, Assistant Manager and Leasing Associate position in Norcross, GA!
Well-established nationwide provider of superior Property Management services is seeking a highly motivated Property Manager, Assistant Manager and Leasing Associate in the Norcross area!
Ideal candidates will be self-motivated, creative and energetic with the ability to bring experience and expertise to the position. Successful candidates will assist with day-to-day operations of the apartment community, aimed at maintaining the Company’s continued success.
Property Manager responsibilities include but are not limited to:
Implementing and administering policies, procedures and programs that will assure the property is well managed.Hiring, training, motivating, supervising and disciplining all on-site employees, ensuring that all staff members adhere to Company policies.Complying with local ordinances, state and federal laws, including Fair Housing laws.Meeting pre-determined occupancy goals.Meeting the needs of residents and their lease agreement.Communicating effectively and on a regular basis with the Regional and/or District Manager to provide updates on community operations and issues.
Assistant Property Manager responsibilities include but are not limited to:Representing the Property Manager during periods of their absence.Collection of all rents and fees to achieve zero delinquency.Prepare bank deposits and transport for deposit. Pursue any delinquencies via eviction action or designated collection agency.Complete accounting month-end reports and other reports as needed.Working with Property Manager to direct the efforts of on-site staff to ensure apartments are ready for move-in and are maintained in a satisfactory manner.Oversee and maintain company customer service standards; respond to residents’ requests and work with residents to minimize and resolve problems; follow through to ensure issues are resolved and documented.Assist with leasing; oversee and maintain prospect, traffic and leasing data.Assist with coordination of and participate in resident functions.Participate in company training classes/courses and meetings as required.Perform all other duties assigned by Property Manager.
Leasing Associate responsibilities include but are not limited to:
Handling all aspects of leasing apartments, including greeting prospective residents, touring the community, closing the sale, processing applications, preparing leases and following up with prospects.Be an expert on the community and amenities, as well as those of the community’s competitors.Maintain knowledge of all specials and rents among competitors.Conduct off-site marketing and assist in preparing marketing plans.Ability to explain the property’s lease agreement.Screen all incoming residents by objective qualification standards.Achieve an acceptable leasing closing ratio as determined by the Property Manager or Leasing Manager.Maintain activity report by inputting traffic daily.Assist with resident programs and retention.Assist with coordination of and participate in resident functions.Participate in company training classes and meetings as required.Perform all other duties assigned by Property Manager.
Job requirements include but are not limited to:Property Manager: 3-5 years of related experience preferred.Assistant Property Manager: 1-2 years of related experience preferred.Property & Assistant Manager: Must have the ability to post and read computerized rent roll and collection reports.Leasing Associate: 1-2 years of related experience preffered, prior sales experience, preferably apartment leasing.
Team requirements include but are not limited to:
Experience and proficiency in using apartment software programs preferred.Must be proficient in Microsoft Office including Word and Excel.Must possess strong leadership skills and customer service abilities, coupled with proven written and oral communication skills.Possess above-average telephone communication skills.Demonstrate leasing and marketing skills and knowledge of fair housing laws.Be a focused and detail oriented independent thinker and be able to prioritize and shift focus as necessary.Strong work ethic and the ability to work as part of a team.
