 Property Management Accountant

 

An established, yet growing, equity and real estate investment firm based in eastern Oakland County, Michigan, seeks a dedicated, responsible, enthusiastic and challenge-seeking individual to join its organization as a Property Management Accountant.

 

Candidates should have at least three years of experience as an accountant/clerk (or similar position), preferably in the commercial real estate field.  The accountant will be responsible for handling a variety of general ledger, accounts receivable, accounts payable and related functions for the company and its various real estate projects, and also will be responsible for a variety of general administrative duties.  More specifically, the duties will include the following:

 

General Ledger

 

*      Month-end responsibilities – Create journal entries, and perform certain account reconciliations and account analysis.

 

*      Prepare financial statements and financial management reports.

 

*      Special projects as assigned.

 

Accounts Receivable

 

Perform the accounts receivable function in accordance with the organization's established policies including, but not limited to, the following:

 

*      Maintain accurate rent roll information for all tenants by reviewing lease abstracts.

 

*      Prepare and send monthly tenant account statements and tenant invoices for special charges and reimbursable expenses.

 

*      Receive all payments and ensure timely and accurate bank deposits and postings to the general ledger and individual tenant ledger accounts.

 

*      Investigate past-due tenant balances and make payment inquiries and arrangements.

 

*      Close accounts receivable on a monthly basis and print all necessary reports.

 

Accounts Payable

 

Perform the accounts payable function in accordance with the organization's established policies including, but not limited to, the following:

 

*      Monitor the timely receipt of approved invoices (operating and construction) from property managers and management while ensuring that the invoices are properly coded and that all supporting information is attached.

 

*      Timely enter all approved invoices into the general ledger. 

 

*      Meet with the Controller weekly to approve invoices for payment, discuss payment terms and help effectively manage project cash flow.  Process payments within terms and coordinate check signatures and the remittance of payment.

 

*      File all paid invoices, check copies and supporting documentation in a manner that facilitates easy retrieval.

 

*      Assist in the preparation of construction bank draws by providing supporting documentation as required.

 

*      Investigate vendor billing errors, misapplied payments, credits, etc.

 

*      Prepare and record wire transfer requests and payments.

 

*      Refund tenant security deposits in a timely manner.

 

*      Close accounts payable on a monthly basis and print all necessary reports.

 

*      Setup and document all new vendors.

 

*      Prepare and send 1099s and 1096s for all projects on an annual basis.

 

*      Assist in the preparation of all CAM reconciliations on an annual basis.

 

General

 



*      Respond to inquiries from property managers, management and tenants in a timely and professional manner.

 

*      Handle various administrative duties within the Accounting Department as assigned.

The position reports directly to the company’s Controller.  Compensation is negotiable, and will be based on a combination of salary and performance bonus.  Benefits include medical, dental, vision, life, disability and a 401(k) plan.
