Our exclusive client, a residential real estate owner, is seeking a top-notch Portfolio Controller.

 



Job Description

 

The Portfolio Controller is the financial general manager of the property.  Core responsibilities include financial reporting, tracking performance to plan (including high level performance metrics such as debt service coverage ratios, investment waterfall tracking, market value equity multiples, etc.), budgeting and forecasting, cash management, compliance and team supervision.  

  

Reporting is an essential job function for the Portfolio Controller as management and sophisticated investors and lenders all require information on a certain timetable.   



Cash management is another critical core responsibility for the PC as there are significant stresses on cash flow due to debt service shortfalls, volatility in occupancy and significant capital expenditures all of which may be fully or partially funded by borrowing capacity under the mortgage loans.  costs, building wide improvements and deferred maintenance.

 

The company has a sophisticated capital structure requiring compliance with a number of covenants and provisions.  The PC must understand and adhere to these requirements as it relates to financial performance and reporting. 

  



Requirements

  10 years of real estate or investment accounting experience (some public accounting experience is preferred). Residential real estate experience is a plus.  Yardi, BJ Murray and /or MRI experience is preferred and strong knowledge of Excel is required
