The Portfolio Manager is also responsible for developing and executing the Fund’s financing strategy as well as establishing and negotiating joint venture arrangements when appropriate. PORTFOLIO MANAGER – Chicago, Baltimore or Atlanta Responsibilities: Portfolio Level Responsibilities- Work with Research, CalEast CEO Joint Venture Leadership, Development and Acquisitions Team to develop and continuously refine investment strategy Monitor and make recommendations on portfolio diversification with respect to geography and risk profile Monitor invested status, investment performance and capital availability Monitor portfolio cash flow forecasts and address capital needs while delivering accretive investment performance to the Company Participate in semi Annual Advisory Board meetings Manage and develop portfolio management team in North America Assist and collaborate with European and Asian Portfolio Managers as well as JLL logistics leadership, where appropriate, to enhance global platform delivery capabilities Develop strong relationships with developers, owners and agents in sourcing attractive investments in the Logistics sector across North America Manage, in close collaboration with the CalEast CEO, joint venture relationships with developer partners Seek out development and investment partnerships with qualified specialist operators and developers which meet CalEast’s investment strategyAcquisition Responsibilities- Identify target markets with Research and Acquisitions Coordinate efforts of the Acquisitions Group based on fund strategy, and capital availability Review proposed acquisitions both internal and through Joint Ventures Coordinate with Acquisitions to manage the due diligence process; assist and include the NA team as appropriate Assume full responsibility for working with and overseeing joint venture partners on all acquisition activities including: site evaluation; market review coordinated with LaSalle’s strategy and research team pricing and return projections submit formal recommendations to LaSalle’s Investment Committee for approval oversee all necessary due diligence and legal documentation sit on all Partnership Investment Committees conduct quarterly Joint Venture Partnership Meetings for all ventures with standard agenda and meeting materials published well in advance of the meeting Work closely with LaSalle and JLL professionals across North America to maximize investment opportunities for CalEast Ensure underwriting is consistent with fund strategy and risk profile; communicate transaction progress and underwriting status to CalEast CEO, CFO and COO Liaise with Acquisitions and CalEast CFO and Controller to prepare for closing, property transition Transition new acquisitions into the FundFinancing Responsibilities- Work with CalEast CFO to assist in developing the Fund’s North American financing strategy Work with CFO on lender relationships and communicate compliance requirements to CFO on an ongoing basisAsset Management Responsibilities- Oversee CalEast NA Asset Management team and Joint Venture Operations team to drive results and to participate in potential value-add idea generation Serve as relationship manager for key ventures to deliver accretive investment performance to the Fund Requirements: BA/BS degree in finance or related field with an emphasis and/or background in real estate Minimum 8-10 years work experience required Strong interpersonal skills with an ability to interact with external and internal clients required Leadership, organizational and written/verbal communication skills are a must Strong analytical skills and experience in development appraisals and valuations Established track record in evaluating investment opportunities, with an emphasis on warehouses Experience in structuring and overseeing successful joint ventures Experience in developing, managing and leasing warehouses Excellent communication skills and ability to develop and grow long-term client and partner relationshipsStart a lasting career with Jones Lang LaSalle/LaSalle Investment Management today!
