We are currently looking for a Real Estate Manager to join our home office in the City of Commerce, CA.

Summary/Purpose:
The Real Estate Manager will identify and lead efforts to acquire retail real estate and secure new store opportunities in existing and new markets.  Individual will also negotiate and manage options and extensions for existing store portfolio. Ideal candidate will be an "expert" property finder with successful track record of deal making.

 

Duties and Responsibilities:Develop extraordinary knowledge of assigned real estate markets Implement regional development program for assigned territories Integrate strategy for existing store extensions and option exercises with the new store program Establish and maintain broker networks and utilize those networks to achieve region goals Select sites utilizing analytical and subjective tools including proforma financial and demographic analysis Negotiate LOIs and compile REC package for Real Estate Committee review Partner with Real Estate Legal services to negotiate leases in an effective and timely manner Partner with Construction and Store Operations to review analyze and open stores in a timely manner Develop and maintain Landlord relationships to further expansion plans and to assist in dispute resolution



Requirements


 Minimum of 5 years hands-on in-house experience for an expanding “big boxâ€� retail chain and/or a very aggressively expanding chain in multiple markets Must have excellent analytical and planning skills Must be a strong negotiator High ethical standards Lease/Purchase negotiations (from LOI to legal documentation) Extreme Value-Conscious Attitude Ability to multi-task and manage 5 – 10 projects simultaneously Must be willing and able to travel approximately 40% of the time MS Word, Excel and Outlook proficiency; Knowledge of any site and/or Map Point a plus
