Leasing Consultant & Assistant Property Manager

 

Essex Property Trust, Inc., is a fully integrated real estate investment trust (REIT) that acquires, develops, redevelops and manages multifamily residential properties in selected West Coast communities. We are seeking highly motivated, experienced, and energetic candidates for the positions of Leasing Consultant and Assistant Property Manager at our The Montclaire property in Sunnyvale.

 Leasing Consultant

 

Responsibilities:

 

Responsible for assisting in the total leasing efforts and integrated marketing programs of the property to include: successful leasing of apartments, qualifying of potential residents, verification of applications and the creation of all associated documentation accompanying the rental agreements.  Also responsible for collecting and accurately recording the receipt of funds. Responsible for acquainting new residents with the leasing documentation, the community rules, the policies which affect the residents, and emergency procedures. Prepare and maintain current resident profiles. Must at all times be prepared to cite policies and procedures of the company, particularly as they relate to Fair Housing and occupancy standards, including any concession program available and particularly for site-specific rental programs. Responsible for tracking and recording all traffic and rental results for monitoring by the community and the company.

 

Qualifications:

 

High school diploma.  College preferred.  Direct sales and marketing experience, 2 yrs related or 1 yr industry experience (preferred.)  Strong communication skills, knowledge of business correspondence.  Basic computer skills. 

 Assistant Property Manager

 

Responsibilities:

 

Responsible, under the direction of the Property Manager, for all phases of the property operations, and to act in that capacity in the absence of the Property Manager.  Monitor and direct rental activity, all on-site marketing activities, and maintain an in-depth, ongoing knowledge of the associated market.  Also responsible for maintaining the company standards on performance of maintenance functions, both in occupied and vacant apartments, and for compliance with scheduling and monitoring preparation for market ready units.  Assist in timely collection of rents, banking activities, documentation of all transactions, preparation of collection documents and court appearances. Primarily responsible for administrative functions and the correct and timely preparation of all reporting documentation..  Responsible for knowledge of Fair Housing and other legal issues and local ordinances as they affect the property’s operations. 

 

Qualifications:

 

High School diploma.  Some college preferred.  Minimum 1-2 yrs direct experience or 1-3 yrs related experience.  Knowledge of office systems and equipment, basic bookkeeping.  Basic computer skills preferable.  Some staff supervision experience, 1 yr preferred; direct marketing and sales experience.  Knowledge of and ability to articulate legal procedures for evictions in local area.
