My client needs someone with mechanical experience who knows building systems and operations and can coordinate projects, not just administrative detail.  They need to have experience in critical data centers as well as reading blueprints. The right candidate needs to come from more of an engineering/mechanic/operations background. This is a larger player in Property Management and is looking for some one with this experience as well.

Requirements
Overview

Maintain operation with data centers, emergency generator, and UPS systems.  Responsibilities including preparation of Annual Operating & Capital Budgets, oversee Energy Management Program, evaluate all tenant-working drawings regarding existing mechanical modifications and/or new construction, prepare specifications for all RFP’s, oversee all Service Contracts and engineering staff of 14, prepare monthly Operations Reports, implement Capital and Tenant Improvement Programs and oversee implementation of a new web based preventive maintenance system. 

Required Skills: (must have) : General knowledge of the daily operation of a Class A commercial building including: Maintenance of Building systems (Plumbing, fire Protection, Boiler/ Chiller), knowledge of Landlord /Tenant relations, manage in house maintenance, engineer, electric, and security staff.  Most importantly, should have solid operations background – engineering. Having worked on building projects etc.

Additional Skills: (Optional, Good to Have): Ability to interpret blueprints, engineering infrastructure

Slam Dunk Person: The ideal candidate would be a liaison between the labor staff and our high level executive client. This person would have to possess the ability communicate well in both the board room and the machine room.
