Construction Manager
Prepare Design-Build RFP (Request for Proposal) Documents, RFP for various types of construction projects; support their solicitation and award, creating addenda, negotiating, and awarding.
Coordinate the activities of design management and review, inspection, testing, surveying environmental health and safety with regional PSB offices and outside agencies.
Maintain all required project data and records; log and track all design changes and modifications, construction changes, contract modifications and potential claims.
Prepare and produce all required special management reports and records.
Responsible for the management, direction and control of all project design, construction and post-construction activities.
Responsible for leading, managing, coordinating staff of Design-Build entity to ensure that the project is designed and constructed in full conformance with the design program and standards as well as established schedule and cost parameters.
Plan, organize, direct, coordinate and report the project and construction management activities of a specific project delivery team assigned to a specific facility construction project.
Responsible for day-to-day design-build contract administration activities, including but not limited to the review of design and construction schedules, estimates, submittals and other contract deliverables.
Produce and process RFI’s, change orders, approval letters, write Scopes of Work, additional provision, and general conditions and be responsible for all correspondence between the Contractor, Architect, the City Building Departments and the Company.
Supervise and direct a design and construction management staff.
Perform other project management functions as assigned by the VP – Director of Facilities
Reviews all policies/ procedures and AIA forms relative to Facilities Contracts.
Identifies updates required to reflect new general conditions, or revised best business practices and lessons learned.
Coordinates with all impacted parties from New Construction, Existing Facilities, Facilities Support Services, Legal, and Facilities Contracts to incorporate input and address concerns.
Briefs management and executives to obtain final approvals and coordinates implementation of new policies, including training.
Keep track of capital and TI (Tenant Improvements) projects.
Cost control/budgeting for the projects.
Minimum Requirements
Minimum 5-8 years experience in project/construction management of commercial and/or public facilities, preferably including commercial facility construction. Design-Build experience is required and tenant improvement experience is strongly preferred.
Prefer BS or BA in architecture, engineering, construction management or a closely related field.
Prefer demonstrated experience in the Design-Build execution of a capital project ranging in value from $1 M to $10M in the past 8 years.
