COMMUNITY MANAGER- FAIRFIELD, CA
National Core is a looking for a dynamic Community Manager to manage and lease out a  93 unit Affordable Housing complex in the Napa Valley area of California.
The Community Manager reports directly to the Regional Property Manager. The Community Manager is responsible, under the supervision of the Regional Property Manager, for all phases of the operation of a property, including, but not limited to, the general administration and maintenance of the physical site; to direct and control all personnel and resources to the end that the property is maintained at all times in good physical condition with a stabilized fiscal operation.

The below is an outline of common or everyday responsibilities of a Community Manager:
Â
·        Be responsible for work performed by all staff members under his/her direction.
·        The compliance and monitoring of all affordable requirements for their site.
·        Oversee the customer satisfaction of services on a weekly basis
·        Accept and carry out responsibility for direction, control and planning of various items including budgets
·        Perform written evaluations of employees.
·        Maintain accurate payroll records as required by the company.
·        Adhere to all company personnel directives.
·        Oversee all leasing in order to maintain the company’s occupancy standards.
·        Responsible for oversight and/or preparation and process of all rental agreements and related forms.
·        Must sign all leases, Calculation worksheets, Certificates of Eligibility and Tenant Income Certifications.
·        Ensure the proper collection of rents and handling of all delinquent accounts.
·        Maintain records of all financial transactions and adhere to all company accounting directives.
·        Make bank deposits daily.
·        Purchase necessary office supplies in accordance with established budgeted guidelines.
·        Oversee the work in process of outside contractors as it relates to work orders or capital items.
·        Handle all details of move-ins and move-out processing.
·        Prepare Applications for Deposit Refund (ADR) and return to the Regional within 4 calendar days.
·        Ensure that residents are provided with a well-maintained community.
·        Work within the established budget and notify the Regional Property Manager of any possible variations.
·        Report accidents and emergency situations to the Regional Manager & Risk Manager immediately and prepare the proper accident or incident report.
·        Ensure that all maintenance requests are handled appropriately in accordance with the company policies and procedures.
·        Continually inspect property and improvements, recording deficiencies and taking the necessary action, within budgetary allocations. Submit monthly site inspection report.
·        Establish schedules and assign personnel for routine maintenance and emergency coverage.
·        Supervise maintenance staff, including maintenance supervisor, if any.
·        Adhere to all maintenance and purchasing directives.
·        Other duties that may be needed or required as directed by the Regional Manager
Must attend Company sponsored events that relate to the development of the team, which, from time to time, may include overnight stays at locations away from the employee’s home.
