LOCATION Job location not provided STATUS Full Time, Employee JOB CATEGORY Banking/Real Estate/Mortgage Professionals RELEVANT WORK EXPERIENCE 2+ to 5 Years CAREER LEVEL Manager (Manager/Supervisor of Staff) EDUCATION LEVEL High School or equivalent COMPANYMars Retail Group COMMERICAL LEASE CONTRACT MANAGER - MARS RETAIL GROUP (Formally Ethel M Chocolates) COMMERICAL LEASE CONTRACT MANAGER At the center of our chocolates are great people like you! Mars Retail Group, a division of Mars, Inc. is seeking a Commercial Lease Contract Manager.  The Commerical Lease Contract Manager is responsible for managing construction project builds to ensure on-time and on budget completion of construction of up to $20mm of annual spend.  Additionally, the role will lead contract and lease negotiations for the division.  The role will include negotiating insurance, lease, and legal terms with landlords and vendors, negotiating and issuing of purchase orders to assure service providers and landlord contract terms are met, issuing confidentiality agreements and service contracts to support the business pipeline. Responsibilities:Project and Contract Management-  Responsible to ensure Mars Retail Group (MRG) build and remodel projects  meet budget and timing expectations of business.-  Provide weekly updates to President and Senior Management Team-  Identify and record administrative processes before project commences-  Ensure all construction documents (Lien waivers, Capital Improve Cert.) are in order-  Timeline coordination and weekly reports-  Assuring all Vendors used are compliant, set up in system, and have proper paperwork and insurance-  Assure all work on invoices is done before signing for forwarding above signing level for payment-  Manage other retail projects for retail team as assigned E.G. Reduction of store waste, etc.-  Track capital expenditures to ensure yearly goals are met -  Lease Negotiations-  Develop lease negotiating strategies for all M&M’s World and ethel’s Chocolate Lounge stores (free standing, airport, mall) for Las Vegas, Chicago, Orlando and New York City.-  Negotiate terms and conditions for new/renewed leases for MRG.-  Review Leases on a regular basis to provide information to all depts. of the business-  Identify Key Dates for lease terminations/renewals and inform Commercial VP-  Support retail store district managers with lease stipulations & provisions-  Update lease matrix on regular basis and send to management team-  Ensure all leases/papers filed and in order-  Liaison with attorney’s as necessary to ensure legal interests of company are protected on leases. -  Rents-  Review and Approve Monthly Check Requests for rental and miscellaneous paymentsVerify increases/decreases in rental payments and verify with lease language and approve payments -  Real Estate Support-  Perform background checks and run D&B’s/credit histories on possible companies-  Work with our contracted real estate company for due diligence and administrative support General:-  Screen, sort and respond to all real estate communications.  Evaluate and recommend opportunities to management team (written & verbal)-  Maintain lease and contract files for insurance, letter of credit, renewal periods and legal communications to vendor/landlords.  Negotiate terms and conditions and assure compliance with legal concerns.-  Purchase order entry and tracking in SAP, ManMan, and JDA.  Manage budget expectations and recognize potential shortfalls or opportunities. Knowledge & Skill Required:-  Strong negotiation skills-  Excellent planning and organizational skills -  Professional and customer service oriented approach-  Sound judgment and critical thinking-  Excellent communication skills (written and verbal)-  Problem solving skills-  Ability to multi-task Qualifications:-  2+ Years of retail building construction project management experience, preferably with retail builds-  3-5 years experience in commercial real estate contracting-  2+ years Supply Chain experience-  Expert knowledge of Microsoft Office packages-  Knowledge of systems: MANMAN, Mars Web/Databases, Lotus Notes, SAP, CCMS-  Bachelor in Business administration preferred Company-paid relocation assistance is not available for this position. To apply, please visit http://www.mymms.com/careers for the link to our online application process. As a privately-held, family-owned company, Mars North America offers benefits which reflect our commitment to attracting and retaining great people.
