Assistant Property Manager - Residential $60-65K

$60-65K plus bonus and benefits
An established leader in the property management industry with offices located domestically and internationally has an excellent opportunity for an Assistant Property Manager located at one of their premiere residential buildings in Manhattan.  This visible position will help oversee building operations for a residential community in managing all aspects of property management including marketing, building and financial activities and providing superior service to residents.

Responsibilities include handling resident and vendor and client calls. *Responds to resident needs and coordinates with maintenance staff to resolve problems. Maintains positive relationships and high retention levels with all residents. *Responds to all problems and concerns and ensures compliance with rules and regulations. *Interacts regularly with property owners to ensure that objectives are being met. *Anticipates and responds to owner’s needs and concerns. *Oversees the preparation of accurate, timely and complete reports. *Supports the planning, budgeting and control of operating and capital expenditures. Oversees and approves the calculation of all special billings. *Prepares annual budgets, forecasts, management plans, and monthly performance reports. *Performs regular inspections of properties. *Recommends and directs alterations, maintenance and reconditioning as necessary. *Contracts for vendor services and supervises as required. *Requires basic understanding of resident and capital improvements. *Coordinates resident move-ins and move-outs, and “walk-through” spaces. *Oversees the collection of rent, payment of expenses, compliance with lease terms and preparation of all required legal notices. Recommends and coordinates legal action as necessary.

Requirements


Must have BA degree for growth potential within organization.  Minimum of 3-5 years of residential property management experience as an APM or candidates.  Ideally candidates with properties of 1000+ units highly preferred.


The ideal candidate must also have:

· Strong computer skills, with working knowledge of Word, Excel and MRI;

· General accounting skills with a strong ability to review financial reports and prepare annual budgets; strong resident relations;

 · Knowledgeable of local, state and fair housing laws; OSHA

· Strong administrative, organizational, and multi-tasking skills;

· Excellent communications skills, with the ability to maintain successful business relationships with tenants and vendors
