Staff is responsible for liquidation of portfolio providing approval for properties where current appraised value exceeds $350,000.  Staff needs to utilize judgment and negotiation skills in these areas ensuring WaMu receives the best possible offer mitigating overall losses to the bank. Monitoring of aged inventory ensuring property disposition is completed within standard timelines.  Approval authority of up to $20,000 on invoices. Monitoring and approval of marketing plan and monthly marketing reports to ensure reduction in pricing is in the best interest of WaMu.  Provide approval for listing price and negotiate final sales on any offer over supplier’s delegated authority. The incumbent is also responsible to perform other duties assigned by management. Daily monitoring of workload to ensure properties are meeting standard timelines. Assistance in coaching of new staff and leadership of team. Coordinate monthly meetings with service providers and dedicated staff to maximize supplier performance and communications. Acting manager in the absence of section manager (this excludes hiring/firing authority; does not apply to performance management duties).Education/Experience:High School Diploma or GED. Bachelor’s degree preferred.  Requires 3-5 years experience preferably in default loss mitigation or foreclosure.  4 years of experience or equivalent years and education preferred.  10 years real estate experience, a must. PC literate. Excellent organizational skills. Ability to make good judgment decisions/recommendations. Accurate and detail oriented Excellent analytical skills Thorough knowledge of real estate fundamentals. Independently review appraisals and reconciles property value. Working knowledge of Investor guidelines and requirements. Negotiate in the best interest of the Bank. Resolve issues relative to real estate transactions. High School Diploma or GED.
