Tax Analyst - Commercial Property Focus

Location: : San Ramon, CA 94583 Career Level: Experienced (Non-Manager) Tax Analyst - Commercial Property Focus GENERAL SUMMARY:  The Property Tax Analyst is responsible for all aspects of real and personal property tax matters.  Ensure compliance with multi-jurisdictional real and personal property tax laws.  Implement strategies to minimize and reduce the overall tax burden of the Company.  Minimize audit payments and exposure issues.  Implement process improvements.  Develop and share best practices. ESSENTIAL DUTIES & RESPONSIBILITIES:1.  Tax Compliance· Scrub asset listings for inclusion in filing of personal property tax renditions, review of assessments and final billed amounts from taxing jurisdictions· Identification of risk issues, such as incorrect prior period filings, along with quantification of amounts potentially owing, provide estimate of potential real and personal property tax accrual on a monthly/annual basis for Tax Manager to review· Calculation of budgeted property tax amounts, assistance in the annual budgeting process, including monthly analysis of any changes required to the budgeted amounts due to changes in facts or estimates· Maintain database of relevant information for all Company locations, such as parcel numbers, dates opened, and reimbursement requirements in leases · Create and maintain files and records sufficient to document all aspects of property tax processes and filings sufficient for detailed review by management, and which will meet or exceed Sarbanes-Oxley requirements· Research of technical issues, such as taxability of different types of property in various locations· Issuance of property tax guidance to personnel throughout the Company· Preparation of refund or appeals claims· Preparation of data required for audit defenses· Work with Fixed Asset group to correct any problems with fixed asset categorization or amounts which are identified in reviewing property tax issues  ORGANIZATION RELATIONSHIPS: Use this section to describe the business contacts that are required within and outside the company. Only report communication/working relationships that are regular, substantive and business oriented.  Additionally, indicate if this position has direct/indirect reports. REQUIRED QUALIFICATIONS: 1) Knowledge, skills & abilities:· Strong computer skills are essential with proficiency with Word, Excel, Access, and CCH Internet tax research tools; knowledge of PeopleSoft and PTMS a plus· Attention to detail and strong organizational skills· Ability to prioritize and manage multiple tasks· Ability to work independently with minimal supervision 2)  Minimum certifications/educational level:· Bachelor degree in Accounting, Tax, or Finance; or equivalent experience3)  Minimum experience:· 2+ years in multi-state property tax compliance in a complex corporate environment· Accounting background or experience sufficient to understand budgeting and accrual issues 4)  Physical Requirements:· Some travel may be requiredThis position description intends to describe the general nature and level of work being performed by people assigned to this job.
