Specifically, this position will have the responsibility to operate, inspect, maintain, validate/calibrate, and repair on an on-going basis all of the buildings Utilities, HVAC, air-conditioning, water, electrical, drainage/waste, building structure, heating, process and security systems. There is also the additional responsibility for the upkeep of all interior and exterior areas.57058ESSENTIAL DUTIES AND RESPONSIBILITIES include the following. Other duties may be assigned.- Ensure the uninterrupted and sustainable operations of the facility to guarantee the quality, integrity, and capacity of all production items and raw materials.- The hiring and supervision of all site maintenance/facilities employees and contractors.- Prepare the annual and rolling three year facility budget for the facility as well as an annual cash flow with all attendant updates and forecasts.- Manage and operate the facility in accordance with the approved budget and all industry guidelines and regulations.- As a member of the management team provide timely and effective communications to other team members about relevant issues concerning the status, operation, and repair of the facility.- Prepare, execute, and manage all approved and mutually agreed upon Capital and Expense projects.- Provide on-site supervision and management for all other Capital and Expense projects as may be assigned by the Engineering Group.- Liaison with the local property Management Company on all lease matters requiring their involvement or notification.- Collaborate with the Corporate offices and effectively execute assigned responsibilities for the initial and recurrent commissioning, qualification, and validation of all building systems and equipment.- Train and become knowledgeable about all building systems and equipment in regard to their proper operations, maintenance, and repair.- As required, repair physical facility, building systems and/or equipment or delegate such repairs to assets.- Develop facility operation, maintenance and cleaning procedures.- Develop and implement an effective cGMP Preventive Maintenance program for the entire facility and all of the equipment.- Supervise outside contractors, consultants and resources during their contracts for the repair, cleaning, operation, and upgrade of the facility.- Conduct daily/regular checks on the status of all building equipment and systems.- Ensure that all facility operations staff and outside contractors have appropriate cGMP, security, and safety training prior to the commencement of any work within the facility.- Ensure that all facility operations staff and outside contractors are appropriately trained on the equipment and system upon which they will be working.- Take an active role in site employee Health, Safety, and Environmental matters.- Function as the head of the plant security and manage all outside security services and associated training, systems and procedures.- Manage all outside contractors for the cleaning of the building services, general, office, labs and cGMP, production, and exterior areas.- Manage all waste disposal matters, documentation and sub-contractors.- Prepare periodic reports for the Vice President of Technical Services as to the status of facility maintenance, budget, and operations.- Report any unusual or problematic conditions immediate to the Vice President with as much information and data available at that time along with specific recommended actions.SUPERVISORY RESPONSIBILITIES- Effectively manage and develop staff of mechanical, electrical, and instrument technicians.- Select and manage outside service companies for building maintenance, repair, and monitor the quality and cost effectiveness of their services.- Provide effective liaison and communications with all HQ Technical Services staff on engineering and maintenance matters.- Effectively communicate and work with all other and contract personnel on all other regular business matters.
