We have an opportunity in Operations for a Vice President, Regional Management, for an individual who has the drive and ambition to reach their maximum potential.
In this role, you will provide the leadership, vision, structure, guidance and supervision to the center management teams and associates to ensure the effective and efficient operation of properties in support and compliance with the organization’s mission, vision, values, goals, policies and procedures. Accountable to ensure the highest standard in center operations ensuring the superior customer experience, ensuring effective people management, revenue generation, budget management and providing support and leadership in support of new developments.
Job Functions & Responsibilities
Center Management: Through the leadership and guidance of the General Manager, be accountable to ensure all Taubman centers are operated at the highest standard in all areas of operations including:Clean and safe shopping centers with properly managed vendors and proper engagement of staff at center and corporate levels. Properly executed marketing and sponsorship programs with flawless execution at center level and properly planned and directed corporate programs. Financial responsibility at each property as it relates to budgets, spending, capital planning, and all other financial related matters in compliance with company and departmental policy. Ensuring the highest level of customer service and property presentation leading to the most desirable customer shopping experience. Partner with the Regional Marketing Sponsorship Director to provide leadership and guidance to the shopping centers to ensure all marketing & sponsorship programs are planned, budgeted, executed to meet the highest quality standards for our properties, impact NOI contribution, generate center traffic and ultimately lead to tenant sales increase. Ensure center goals are aligned with company and departmental goals and provide direct support in the development, execution and delivery of department goals. Support the center business planning process through center reviews and other related needs of the program.
People Management: Successfully manage and develop all direct reports and subordinates which would include but not be limited to:Define and shape roles for each direct report. Use the Taubman performance management system to improve performance and develop staff. Develop appropriate bench strength as well as reasonable succession plans within the center management teams. Ensure all center staff member’s individual goals tie to departmental goals and to the overall corporate goals. Monitor and influence in-center employee relations to ensure a productive, collaborative, healthy work environment yielding maximum productivity. Properly manage center staff with appropriate leadership, guidance and support in all areas of people management and always ensuring we hire, train and retain talent at all levels. Revenue Generation Ensure centers effectively and aggressively seek and secure revenue opportunities in all appropriate areas. Supervise the planning, direction and establishment of revenue goals. Monitor progress to goals and guide centers to success in revenue generation. Ensure centers achieve or exceed budgeted Center Management revenue goals. Ensure full partnership with Specialty Leasing and Marketing to optimize revenue opportunities and results.
Budget Management: Through leadership and guidance to the General Managers, is accountable for providing the leadership, guidance and oversight for the effective stewardship of CAM and Promotional resources portfolio wide. This would include but not limited to: Responsible for CAM and Owners budget to ensure budgeting processes are followed, and practices are in place to meet budget at all properties as well as to report any significant budget opportunities to the Senior Vice President, Operations. Ensuring center procedures are administered properly and ensure the partnership with internal audit on review of those areas. Provide leadership at the corporate level on center budgeting decisions as well as lead and implement annual budget and Ten Year Plan review processes. Understand and approve all CAM and Owners budget spending at every center as prepared by the center. Understand and approve all revenue budgets and forecasts as prepared by the center. Ensure all processes within budgeting are followed which include calendarization, 10 year Plan sessions, CAM PSF analysis, presentations as needed and our transition to Fixed CAM. Partner with other BHO departments to ensure proper support to centers for any budget processes.
Crisis Management: Provide a BHO leadership role in the effective management of center crisis and emergency events which would include but not be limited to issues related to media, security, weather, tenants, anchors and other events that impact the shopping center. BHO Interdepartmental Collaboration Partner and collaborate with BHO departments proactively and reactively on projects, programs, initiatives etc. through work groups, committees or other which could include SCFS, Planning & Design, Legal, Development, Human Resources, Information Services, Lease Administration, Leasing, Tenant Coordination, Financial Analysis, Specialty Leasing, Marketing, Central Operations and others. Lead committees or work group at BHO as needed which could include various departments.
New Developments: Partner with the Director, Central Operations and the Development Group in support of all new developments which could include: CAM and Owners Budgeting Design inputs Lead all new center openings assigned which would include: Leading coordination meetings Partnering with the Development group through the opening Hiring and leading a management team Project Plan development Establishing initial budgets Partnering on grand open event planning Ensuring positive community relations Ensuring all new opening requirements are met within company policy & procedure Partner Relations Provide the information, communication, leadership and expertise to satisfy Owners, partners and clients.

Functional/Technical Skills: Displays intellectual and strategic leadership required to lead and direct center operations. Demonstrates leadership throughout multiple levels of the organization. Sets an example to foster an environment of teamwork and collaboration at the centers and BHO. Effectively presents materials, information and findings to executive level audiences. Interacts positively and professionally with key leadership and staff under pressure. Maintains organizational focus while striving for new challenges to improve the organization. Demonstrates high moral character, integrity, ethical behavior and loyalty to the organization. Values and promotes an atmosphere of respect for the individual values of all employees. A strong ability to lead multiple departments at executive level. High level managerial experience in a fast paced environment is essential. Strong financial acumen. Understanding of standard office systems including Word, Excel, Lotus Notes and PowerPoint. Education BS Degree required. MBA Preferred
