Immediate Opening: Senior Maintenance TechnicianJob Type: Full Time Travel: Daily travel with minimal overnight stays Location: Brookdale Senior Living Communities in the state of Kansas Contact: Jeff Ludwig Email: JLudwig@BrookdaleLiving.com Fax: 262-653-9594Summary:Manages the employees responsible for the general operating maintenance and repair of the residence and it’s physical plant to maintain proper orientation of the residence.  



Responsibilities: Supervises the residence maintenance, housekeeping and laundry (if applicable) staff, to include hiring, training, evaluating performance, resolving disciplinary issues and firing.  This is the primary function of this position and requires at least fifty-one percent of the employee’s time on a monthly basis. Directs workers engaged in the maintenance and upkeep of the interior and exterior of the residence.  Inspects completed work for conformance to standards and policies. Oversees schedule maintenance on: H.V.A.C., elevator, fire and sprinkler equipment, generator, landscape, kitchen equipment and emergency pull cord equipment. Coordinates maintenance requests by residents for items needing repair in their rooms, including repairing plumbing, electrical, heating and replacing light bulbs. Oversees repairs and maintenance of vacated rooms in a timely manner.  This includes painting an cleaning carpets. Maintains positive communication with local fire marshal, building inspector, state elevator inspector and any other jurisdiction governing the residence.   Assures that walls, floor coverings, door and woodwork in the common areas of the residence are properly maintained. Assesses all plumbing and electrical problems within the residence and determines the best course of action to correct the problem.  Works within the legal scope of local and state codes. Reviews material safety data sheets (MSDS) as requested for potential exposure to hazardous chemicals used and take necessary precautions. Spends less than 50% of time performing activities of workers supervised.  



Supervisory Responsibilities: Carries out supervisory responsibilities in accordance with the organization’s policies and applicable laws. Interviewing, hiring and training employees Planning, assigning and directing work Appraising performance, rewarding and disciplining employees. Addressing complaints and resolving problems

Required Skills: HVAC, electrical, plumbing and equipment repairs experience necessary.  3-5 years related experience and/or training Ability to read and interpret documents such as safety rules, operating and maintenance instructions and procedure manuals.   Ability to write routine reports and correspondence.   Ability to speak effectively before groups of customers or employees of organization.   Ability to add, subtract, multiply and divide in all units of measure, using whole numbers, common fractions and decimals.   Ability to compute rate, ratio and percent and to draw and interpret bar graphs.
