Asset Specialist

ASSET SPECIALIST CS-1101-14

The DC Office of Property Management (OPM) seeks applications for an Asset Specialist. The mission of OPM is to support the District Government and residents through strategic real estate management, construction and facilities management. The position is located in the Portfolio Division, which is responsible for maximizing the utilization of real estate assets, including acquisition, lease management, and space planning. The division maintains a centralized automated property inventory of all real property assets; audits the inventory; classifies all real property assets owned or leased by the District;prepares written determination for holding real property assets as inventory,issues permits to use public rights-of-way, rights of entry, public land and public structures;and handles transfers of jurisdiction and easements.

The Asset Specialist will be responsible for the leases of his/her projects, ensuring proper accounting according to the terms of the lease, preparation of rent rolls and stacking plans, and tracking of tenant improvement allowance, lease commissions,etc. The Asset Specialist is an expert on all financial aspects of his/her projects and makes recommendations to the Deputy Director concerning real estate policies and plans.

The incumbent must possess strong communication skills to deal directly with third parties inclusive of tenants, equity and debt investors, accounting firms and lawyers.He/she will work in a team environment with the construction and facilities divisions.

Three or more years of experience in commercial real estate lease administration and accounting and proficiency in Microsoft Office, including Excel is also required. Skills required are:ability to prepare annual income budgets as well as ascertain and reconcile year-end operation costs and real estate taxes; ability to bill tenants according to their leases, monitor delinquent tenants, conduct lease audits, and pursue collection;ability to research and analyze rent payment issues.

Base salary is $85,105 - $109,648, plus a comprehensive benefits package.
