Brief Description: JOB SUMMARY: Performs a wide variety of duties to manage and execute the development of all operating procedures relating to Special Servicing Unit overseeing client needs as well as acting as the liaison between external clients and HLS servicing areas.  In addition, work with clients to develop special servicing strategies for accounts 60 days past due through REO Liquidation.  Job Responsibilities: ESSENTIAL FUNCTIONS: 1.  Manage personnel, organization, and oversee workflow related to Special Servicing Unit.2.  Develop and implement policies, procedures and management controls to maximize operational efficiencies while maintaining sound internal controls.  Ensure adherence to industry accepted servicing standards of performance and regulatory compliance.3.  Implements meaningful operating standards that fully comply with investor and government agency servicing requirements.4.  Monitor staff’s adherence to established policies and procedures, including deadlines and allowable exceptions.5.  Act as liaison between various internal departments and outside third parties, providing information, decisions and guidance as needed.6.  Coordinate special projects and prepares status reports on results for presentation to senior management. 7.  Develop and implement cash flow, timeline adherence and liquidation strategies for Special Servicing Unit clients. 8.  Manage department budgets efficiently and within established limits.  Provide explanations to variances upon request.9.  Responsible for the professional development of Special Servicing Unit staff.10.  Analyze changes in the servicing portfolio and the impact on responsible unit’s operating procedures and staffing.11.  Lead/participate in new deal due diligence review and pool pricing.  12.  Participate in contract negotiation process with new investor clients to ensure service level contract requirements meet current unit specifications and can be performed according to accepted servicing standards.13.  Resolve customer complaints and disputes that have escalated beyond unit staff and other HLS servicing areas.14.  Oversees workflow and organization of Special Servicing Unit.15.  Conducts internal control testing activities, including identifying problem areas and implementing corrective action. GENERAL SKILLS AND ABILITIES: 1.  Advanced knowledge of industry accepted loan servicing operating standards.2.  Advanced knowledge of residential mortgage loan documents and related legal processes, such as foreclosure, bankruptcy, deed in lieu, loan modification, real estate sales transactions, etc.3.  Demonstrate understanding of default servicing from 60 days past due to REO liquidation.4.  Demonstrate ability to understand, interpret, and analyze business and performance results.5.  Proficient knowledge of personal computers using Microsoft Word, Access, Excel, Power Point and Outlook.6.  Ability to learn and operate in-house computer systems and a variety of vendor software applications.7.  Ability to handle multiple tasks and deadlines with attention to detail.8.  Organizational skills.9.  Planning and project management skills.10.  Ability to supervise staff.11.  Ability to develop and execute succession planning12.  Critical thinking and decision skills.13.  Demonstrate initiative and self-motivation abilities.Qualifications: COMMUNICATION SKILLS: 1.  Ability to effectively communicate with coworkers, peers, and management through written and verbal communication. 2.  Ability to communicate with investor clients, internal departments, other third parties, real estate professionals and the legal community in a professional manner.3.  Ability to deal effectively with performance problems.4.  Ability to deal with varied and often difficult personalities while maintaining an even temperament.5.  Ability to motivate, coach, and train staff.6.  Ability to handle and resolve recurring problems in a tactful manner.7.  Excellent Negotiation skills.8.  Excellent business writing skills. MANAGEMENT RESPONSIBILITIES: 1.  Requires the ability to supervise several staff including ability to ensure projects are completed on time and staff is adequately trained and motivated.2.  Hires, evaluates, promotes, and terminates employees and recommends promotions and salary increases in accordance with company standards and timelines.3.  Handles disciplinary actions in accordance with company policies.4.  Establishes specific, attainable and measurable goals for staff providing on-going feedback on performance. MINIMUM QUALIFICATIONS: 1.  College degree or combination of related experience and education.2.   5+ years of Supervisory experience. 3.  Seven to ten years related experience or equivalent combination of formal education and experience. SPECIAL REQUIREMENTS: 1.  Occasional overnight travel may be required.2.  Ability to work extended hours, holidays and weekends as
