Engineering Director/ Regional Manager
Description:SCOPE OF RESPONSIBILITYDecisions made with in-depth understanding and interpretation of procedures, company policies and business practices to achieve complex results. Responsible for setting department deadlines. Errors in judgment may cause long-term impact to co-workers, supervisor, department and/or line of business.JOB SUMMARY Over see all the engineering efforts in Florida. Responsible to provide senior technical and operational support to Management for the development of policies and procedures pertaining to all types of buildings managed by CBRE including managing the performance of mechanical and engineering staff/systems and maintaining continuity throughout to provide overall quality control for all properties.ESSENTIAL DUTIES AND RESPONSIBILITIES include the following:Manage all facets of inspections and surveys, including energy audits and analysis, HVAC, electrical and plumbing systems, environmental compliance, ADA compliance, acquisition and third party surveysSupervise and review all technical operations to include system air balancing reports, boiler, chiller and cooling tower performance testing; mechanical and electrical system noise and vibration control, tenant work orders, CFC chiller replacement and conversionsDevelop and update preventive maintenance and engineering procedures, hazardous materials communications plan, indoor air quality programs, preventive maintenance programs, budget operating costs estimates and comparisons. Comply with life safety programs and procedures, domestic water quality control, and water treatment programs to include EPA & OSHA complianceEvaluate prospective engineering employee qualifications, develop a network of engineering contacts, conduct manpower studies and establish career development track for engineers; complete mid-year and annual performance evaluationsDeliver/coordinate operational and mechanical seminars for building staffDesign and develop construction management including HVAC system comparisons and make appropriate recommendations to include HVAC systems and start up monitoringAssist Development & Acquisitions with due diligence and building evaluationsEvaluate and recommend building automation, energy management and automatic temperature control systems. Perform value-engineering studies and evaluate contractor qualifications and recommendations.Other duties may be assigned.SUPERVISORY RESPONSIBILITIES Manages the planning, organization, and controls for separate activities in a department. Formally supervises individual employees and/or subordinate supervisors within a department. Responsible for identifying training needs, tracking performance, coaching, and motivating direct reports. Directly or indirectly responsible for hiring, terminating, compensation, and performance evaluation for entire department.Qualifications:To perform this job successfully, an individual must be able to perform each essential duty satisfactorily. Reasonable accommodations may be made to enable individuals with disabilities to perform the essential functions.EDUCATION and EXPERIENCE High School Diploma or GED equivalent4 year Engineering Degree prefered10 years engineering experience with significant supervisory responsibility10 years managing critical facilitiesKnowledge and understanding of all applicable practices/techniques, laws, project controls and environmental regulations to include OSHA safety regulationsCERTIFICATES and/or LICENSES One or more of the following required: Local Operating Engineers License or Trade LicenseCOMMUNICATION SKILLSAbility to effectively present information to co-workers and/or supervisors on a one-on-one basis.FINANCIAL KNOWLEDGE Requires no knowledge of financial terms and principles.REASONING ABILITYAbility to solve problems involving several options in situations.
