Senior Financial Analyst - Corporate Real Estate

EDMC (Education Management Corporation) is searching for a Senior Financial Analyst – Corporate Real Estate to join our team!

 

POSITION SUMMARY

 

This position has oversight responsibility for ensuring that appropriate financial controls are practiced, as well monitoring, auditing, reporting and assisting CRE executives in maximizing the return on real estate investments and spending.  This position has responsibility for all CRE operational finance and real estate analysis as directed and financial process improvement.  This position will lead the development of the CRE budget and forecasts, as well as having responsibility for capital investment analysis and the development key performance metrics.  This position will collaborate with a cross-functional team and external parties to ensure the integrity and accuracy of accounting and forecasting of real estate operating expenses and projects. 

 

KEY JOB ELEMENTS

 

1. Report on and improve the standardization of key metrics, procedures, policies and processes to gain consistent, streamlined cross functional reporting, project tracking, internal control and financial analysis. 

2. Use existing CRE tools (bridges, scorecards, etc.) and key metrics to provide management insight into operating expense trends, track project activity and potential risks or opportunities to the budget / forecast.

3. Lead process improvement initiatives that promote financial visibility, financial control, process efficiency, project owner accountability and improved forecast accuracy.

4. Collaborate with CRE project managers, Operations, FP&A, Procurement, CS Accounting and external parties to ensure that spending activity is accounted for accurately and completely.

5. Collaborate with FP&A and Operations Finance in the development of financial planning models for CRE investments.

6. Manage and oversee 3rd party operating expense lease audit of the lease program.  Ensure that accounting is complete and accurate, and that overpaid expense is recovered from Landlords timely and professionally.

7. Support CS Accounting month-end close accruals and actual variance analysis.

8. Manage the development of the annual CRE operating / capital budget and support the real estate budget process across EDMC.

9. Manage the monthly CRE operating / capital forecast and support the real estate forecast process across EDMC.

10. Manage the monthly variance analysis of actual operating, capital and project spending vs. Plan, Forecast and Prior Year.  Responsible for driving cost control.

11. Key resource to the SVP of CRE during the strategic and operational planning process.  Manage the development of the CRE annual Long Range Plan and support the real estate Long Range Plan process across EDMC.

12. Provide project management leadership or support as assigned on various projects directed at improving financial processes and controls in CRE.

13. Assist CRE partnerships with landlords, construction firms, architects and project managers to ensure achievement of key metrics.

14. Ensure timely and complete collection of tenant improvement reimbursements.

15. Lead on real estate special projects or other projects as assigned. 

 

POSITION REQUIREMENT

 

• Bachelor degree in Accounting or Finance, preferred.

• Minimum of 5 plus years of experience in planning and forecasting.

• Strong knowledge of general ledger structure.

• Solid understanding of GAAP

• Proficiency in MS Excel / Access, Hyperion Essbase and Lawson, preferred.

• Strong analytical and problem solving skills.

• Strong project management and negotiation skills.

• Excellent organizational and communication skills with the ability to collaborate within a cross-functional team environment.

• Must be self-directed with the ability effectively manage competing priorities.

• Results oriented, disciplined and detailed with a systemic mindset.
