Maintenance Manager
Scope of Responsibilities:
Ensures clean and well-functioning ND facilities and vehicles including maintaining and scheduling the maintenance schedule and calendar, preventive maintenance schedule, supervising and mentoring maintenance technicians, and supervising vendor contracts.
Essential Functions: (To be qualified, the individual must be able to perform these functions unaided or with the assistance of reasonable accommodation.)
1. Proactively oversees all maintenance functions to ensure clean and well-functioning facilities.
2. Supervises activities of Maintenance Technicians to ensure effective use of time and resources, a clean and safe campus, appropriate work assignments, mentoring, coaching, performance reviews and general oversight.
3. Maintains and oversees Maintenance Help Desk/Trouble Ticket system.
4. Maintains and oversees PM (preventive maintenance) software and schedule.
5. Work with vendors to provide adequate maintenance services for school. Periodically obtain competitive bids for services.
6. Oversee ND vehicle fleet. Track eligible drivers and oversee release of keys and other usage issues.
7. Track vendor invoices and payments.
8. Perform general and technical maintenance assignments.
9. Performs related duties as assigned.
Additional Duties:
1. Participates in Faculty/Staff Forum, work teams and other committees as a full participant in the School Community.
2. Attends School events as assigned by VP/CFO.
3. Creates and maintains positive working relationships with all internal and external contacts.
4. Qualified driver for school vans.
Education and Experience:
1. Bachelor’s Degree and/or technical training related to facilities maintenance and leadership.
2. Three years minimum experience as a manager or supervisor in maintenance or construction role.
3. Strong general knowledge of building maintenance issues including plumbing, electrical, HVAC, painting, cleaning and repairs.
4. Knowledge of PC usage including MSOffice and Internet, at least intermediate level.
Knowledge and Abilities: The following are required to perform the job adequately; individuals must demonstrate the ability to safely perform the essential functions of the job with or without reasonable accommodations.Strong leadership and management skills.Intermediate to expert level computer skillsExcellent verbal and written communication skills. Adequate writing skills to ensure good communication with coworkers/customers, correspondence to vendors or coworkers, emails and other general communication. Ability to read, to interpret, apply and explain instructions, manuals, rules, regulations, policies and procedures.Ability to meet deadlines under pressure.Able and qualified to drive school vehicles, including transporting students. Must have current California Driver License and proof of adequate auto insurance on personal vehicle.Physical abilities: Able to sit and stand for extended period of times; able to reach overhead, above the shoulders and horizontally, bending at the waist, kneeling, crouching and crawling; hearing and speaking to exchange information in person and on the telephone, seeing to read various documents related to assigned activities; must have sufficient manual dexterity to be able to operate all office equipment and power tools; able to lift up to 60 pounds occasionally, up to 35 pounds regularly and up to 20 pounds often. Mental abilities: Must be able to reason, analyze, prioritize, conceptualize, make judgments and solve problems of a complex nature.
