Vice President, Building Operations
Job Purpose: Direct all core functions necessary to a start up home building operaton that includes; Land Acquisition/Development, Operations, Sales, Finance, Purchasing, and Customer Service.
Meets customer requirements by directing staff; developing and implementing all core functions, logistical, and production systems.
Duties:
* Establishes a business plan for start up home building operation from Product Development, Financing, Land Acquisition, planning, zoning, permitting, licensing, and all other related approvals from each legal entity.
* Acquires financing from lending institutions by using financial pro formas that profiles each project by cost and revenue source.
* Prepares staffing models for a successful home building operation by recruiting, selecting, orienting, and training employees; maintaining a safe and secure work environment; developing personal growth opportunities.
* Manages subcontractor work, quality of work and progress on each job as to establish a partnership with each of the trades performing work for the home builder.
* Accomplishes staff results by communicating job expectations; planning, monitoring, and appraising job results; coaching, counseling, and disciplining employees; initiating, coordinating, and enforcing systems, policies, and procedures.
* Produces products by establishing production planning systems; maintaining good manufacturing practices; enforcing quality standards; improving products and processes.
* Provides materials by developing purchasing and logistical systems; controlling inventory.
* Records customer orders by maintaining order-receipt process.
* Achieves financial objectives by establishing objectives; developing budgets; controlling costs; maximizing use of assets.
* Delivers products by developing storage and transportation systems; negotiating contracts.
* Complies with legal requirements by enforcing company policies and procedures, and regulatory requirements.
* Maintains professional and technical knowledge by attending educational workshops; reviewing professional publications; establishing personal networks; benchmarking state-of-the-art practices; participating in professional societies.
* Contributes to team effort by accomplishing related results as needed.
Skills/Qualifications:
Supervision, Analyzing Information, Innovation, Strategic Planning, Manufacturing Control Planning, Process Improvement, Quality Management, Vendor Relationships, Managing Processes, Dealing with Complexity, Supports Innovation.
5-10 years experience in all phases of home building, 3-5 years experience in senior level managment position with home building operations to include all the core functions related to home building. Previous experience with start-up operation preferred. Construction Management
