The person will also be responsible for department administration. JOB RESPONSIBILITIES AND ACCOUNTABILITIES · Direct and is accountable for an assigned division's retail facility engineering and energy management activities. Store Facility Engineering activities include, but are not limited to: building and site interior and exterior maintenance (including the structural building, floor slabs, structural elements, floor title, roofs, parking lots, landscaping, etc.), building mechanical and electrical systems and components (including refrigeration systems and components, EPA refrigerant compliance, electrical, lighting, mechanical, plumbing, HVAC, refrigeration controls, and building Energy Management Systems) equipment maintenance (including food preparation equipment, scales (except POS system), material handling equipment and related supermarket equipment necessary to operate a full-service retail supermarket, etc.)· Maintenance duties not in scope for this position are IT maintenance and third party Common Area Maintenance (CAM) only as defined by the Lease Abstract documents· Very complex function with twenty-eight (28) major maintenance trades and coordinating services of several hundred vendors· Responsible for planning and execution of assigned division annual capital budget of $8 million or more. · Accountable for assigned division’s Facility Engineering and Store Maintenance department budget, which includes but is not limited to budgeting, budget tracking, national/regional accounts for maintenance, service levels and response times to stores, supervision of all maintenance activities at retail stores and store maintenance department personnel issues, union labor agreements or contracts, vendor selection and performance following a prescribed “Authorized Vendor” program, A$AP negotiations and Enterprise Asset Management, totaling $16 million· Negotiate store maintenance contracts and proposals with outside vendors and has authority to approve contracts and maintenance projects within defined company policy· Support and execute corporate energy and environmental sustainability programs and reduction initiatives as determined by the Corporate Director of Facilities and Energy Management· Provide project management activities on an individual project basis (including significant equipment upgrades, equipment and building component installation and removal, décor, mechanical and electrical systems, etc.) SCOPE · Assigned division retail Facility Engineering, Maintenance associates and Refrigeration/HVAC Mechanics· Scope varies by division JOB REQUIREMENTS· Bachelor’s in Engineering, Architecture, Construction Management or related field, or 8 or more years of relevant experience.· Must possess good understanding of all phases of Retail Store Engineering, Maintenance and Energy Management.· Must have prior knowledge of building construction, building systems (mechanical, electrical, refrigeration, HVAC), and store equipment.· Prior experience with budgeting, cost controls and budget tracking required· Strong process management skills.· Strong project management skills.· Must possess excellent leadership and management skills with the ability to inspire, motivate, influence and work with others to achieve desired results. · Excellent communication skills, both written and verbal· Must have the ability to represent the Company's interests to outside professionals and vendors. PHYSICAL ENVIRONMENT · Most work is performed in a temperature-controlled office environment· Incumbent may sit for long periods of time at desk or computer terminal· Incumbent may use computers, calculators, keyboards, telephone, and other office equipment in the course of normal workday· Ladder climbing to mechanical room and roofs, stooping, bending, twisting, and reaching will be required in completion of job duties· Some travel required to retail sites 60-75% of the time· Overnight travel limited to geographic region covered The above statements are intended to describe the general nature of the work performed by the employees assigned to this job.
