You will be accountable to ensure functional, flexible and cost-effective properties and workplaces for ISC nation wide by using your expert negotiation skills and real estate industry experience. Additionally, you will ensure all intricate steps of related transaction processing are utilized to our benefit.Responsibility Breakdown Includes:• 50% Locate appropriate office space and negotiate lease agreements for the corporation.• 20 % Submit, analyze, and compare property survey submissions. Negotiate competitive business terms, landlord services, leasehold improvements and special requirements. • 20 % Negotiate, in conjunction with in-house legal counsel, all lease, design and construction contracts.• 5% Identify and negotiate consultant contracts with real estate brokers, architects and contractors.• 5 % Interact with Lease Administrator, data review, activity reporting.QualificationsTo be considered, you will have a Bachelor's degree (Business or related preferred) or equivalent experience. CPM (Certified Property Manager), FMA or RPA designations a plus. You will have a minimum of 5 years of corporate/commercial real estate or related experience. Additional qualifications include:• Ability to effectively investigate, evaluate and present most appropriate alternatives to the business unit leaders for office locations nation wide. • Experience in identifying and implementing opportunities to consolidate, co-locate, utilize vacant space or underutilized space and takes advantage of market opportunities with a focus on reduction in occupancy costs. • Prior experience handling a portfolio of 150-250 properties with an annual occupancy cost of over $40,000,000.00 desired. • Proven track record of indentifying and solidifying best offers as submitted by landlords and service providers.• Outstanding analytical & problem solving skills with experience in managing contract negotiations.• Excellent interpersonal skills and ability to work with all levels of management.• Proficiency in MS Office Suite (Word, Excel, Access, Project).
