Building Maintenance Job Description
Key Activities:
·       Perform/supervise all maintenance of a portfolio of SCM properties.
·       Must be able to take after hour’s calls and be available for emergencies at any time.
·       Will supervise all work done by contractors on each property and sign off on the work before the contractor is paid.
·       Work with each property manager to make sure the work in each building is satisfactory. This includes work done by the engineer as well as independent contractors.
·       The building engineer is responsible for the following inspections:
1.    Every other month visit of the buildings to verify exterior light operations.
2.    On a regular basis, check the interior lighting, reporting any problems to the property manager.
3.    Monthly check of all roofs, drains and parking lot drains.
4.    Perform portering on an as needed basis for all properties.
5.    On a regular basis, check plumbing for water running.
·       Supervise vendors – In the scope that an outside contractor must be contacted, the building engineer will record the requirements on a work order and give to the property manager. The property manager is responsible for selecting the outside contractor to be used. Once the work is completed, the building engineer will verify the work and report to the property manager.
·       Ongoing responsibilities:
1.    Respond to tenant complaints and service requests.
2.    Supervise vendors and outside contractors. No contractor should be allowed to do any work on property without the engineer’s involvement.
3.    Log all work done on the preventative maintenance records.
4.    Make sure any complaints from tenants occurring two times in one week are brought to the property managers attention.
5.    Oversee tenant move-ins as directed by the property manager.
6.    Examine the HVAC and electrical distribution systems for inefficiencies and hours of operation.
7.    Weatherize all vacancies and coordinate connection of utilities for vacancies.
8.    Check sprinkler systems during freezing weather season to prevent water freezing.
9.    Check properties for icing problems and de-ice before tenants arrive to prevent injuries.
10.                        Offer suggestions to conserve energy and evaluate them with the property manager.

·       Formal training or education in HVAC, electrical, plumbing, and elevators preferred.
·       5-7 years experience as a building engineer of multiple properties.
·       Ability to work with close communication and supervision of the property manager’s.
·       Ability to respond to emergency calls after hours and on weekends.
·       Ability to keep detailed records on all properties in regards to inspections, maintenance needed and work completion.
