General Manager-Building Maintenance/Roofing

30 year old stable company looking for General Manager.

Job Purpose:

Manage overall operations - General Maintenance and Roofing Departments and other related functions ensuring  high quality of overall operations, adherence to industry standard practices and procedures, including safety requirements and practices,  for a combined work force of approximately 30 employees.  Maintain excellent relationships with existing Customers, Vendors, and other related key business community members and develop new relationships critical to ongoing business.

Duties - Include but are not limited to the following:

Manage resources to ensure jobs are completed timely and accurately in a cost effective manner ensuring Customer satisfaction and profitable operations.

Maintain knowledge of general contracting building codes and practices and develop new knowledge as needed to pass licensing tests in general contracting and/or other building related areas as needed; e.g., plumbing, electrical, etc.

Ensure General Maintenance and Roofing operational requirements are met by reviewing scheduling, employee assignments, monitoring of on-going jobs, review of completed jobs, etc.

Ensure adherence to existing policies and procedures and/or develop and/or recommend new policies and procedures as needed. 

Resolve or assist in the resolution of problems, trouble shooting "hands on" as needed.

Stay current with or become knowledgeable of, as needed, manufacturer's instructions for materials and processes; repair and installation policies and procedures; malfunction troubleshooting procedures, etc.

Ensure equipment and material inventories are maintained appropriate to business needs in the most cost effective manner possible.

Evaluate new equipment and/or industry products and  techniques, making recommendations as deemed appropriate.

Identify management and employee concerns by surveying environmental, occupational and operational conditions; recommending new innovations or adjustments as needed.

Conduct or review periodic inspections to ensure high quality service, proper equipment, and personnel job performance.

Protect employees and visitors by maintaining safe and clean operations and/or job sites through good practices, training,  and use of appropriate protective equipment and/or clothing, etc.

Achieves financial objectives by preparing or assisting in the preparation of annual budget; scheduling expenditures; analyzing variances; and initiating corrective actions.

Ensure appropriate staff by overseeing recruitment, selection, orientation, and training of employees.

Ensure General Maintenance and Roofing and other operations functions' staff job results by coaching, counseling, and disciplining employees; planning, monitoring, and appraising employee performance, habits, and job results.

Maintain professional and technical knowledge by attending educational workshops; reviewing professional publications; establishing personal networks; participating in professional societies, as needed.

Comply or ensure compliance with federal, state, and local legal requirements by keeping current with existing and new legislation applicalbe to operations.

Provide operations information by answering questions and requests.

Prepare management reports as needed by collecting, analyzing, and summarizing information and trends.

Contribute to team effort by providing results and information as needed.

Skills/Qualifications needed include, but are not limited to the following:

Knowledge of and experience in General Contracting, General Maintenance, and Roofing Maintenace. 

Good Management and Supervision skills.

Personable and has ability to maintain good relationships - external and internal.

Compliance knowledgeable.

Inventory and supply management experience and/or supervison.

Good Leadership and Team skills - Coaching, Correcting, Communicating, Disciplining, Assisting and Leading.
