Your Ingenuity is welcome!Working independently in most instances, partners with building owner and tenants to operate and maintain building control and mechanical systems at optimum performance levels.  Analyzes current systems and operating procedures and makes recommendations for improvements.  Coordinates activities between the customer and the branch. PRINCIPAL DUTIES: Establish and maintain an excellent working relationship with building owners, tenants and all others with whom there is contact. Monitor, optimize and operate building automation, life safety and other associated control systems. Monitor, optimize and operate mechanical equipment and systems associated with establishing and maintaining a quality building environment. Promptly respond to comfort complaints, perform necessary adjustments and coordinate necessary unscheduled repairs. Schedule equipment maintenance through use of specialized branch-based software packages.  Perform necessary inspections and preventative maintenance. Prepare reports which track energy usage, equipment status, building condition, and other building operation information from data produced by predictive maintenance procedures, trend logs and other reference sources. Analyze, and make recommendations to optimize, energy and operational usage with a goal of minimizing customer costs. Recommend repair, replacement and maintenance of all assigned equipment.  Monitor contracted work to assure quality of work done. Explore opportunities for expanded operational relationships with the customer. Coordinate these contacts between the customer and the location. Maintain operating logs, records, and necessary manuals and other reference sources. Identify additional opportunities to save energy or operational dollars through application of JC capabilities.  ADDITIONAL DUTIES: Assist in the orientation and training of entry level Building Environments Specialists and/or Technicians. Perform other tasks that may be assigned from time to time. Associates Degree in Business Administration or equivalent business experience.Sales experience desired. Five years experience in the operation and maintenance of mechanical equipment and systems associated with the building environment. Licensed and certified to do the specified work such as Certified Energy Manager (CEM), CFC certification and boiler operations licensing.Effective organizational, human relations and communication skills.  Working knowledge of building systems safety, health, and environmental standards, requirements and codes.  Computer literate.  Desired qualifications:  Professional certification through IFMA (International Facility Management Association), AIPE (American Institute of Plant Engineers) or similar organization.
