Scope and PurposeÂ
Â
This position will coordinate and manage all aspects of development from idea through implementation. All requirements, scheduling, and authorization of development projects should be channeled through this project manager. Project Manager involvement will continue through the early stages of property management and until complete property is delivered to property management.

Essential Duties and Responsibilities
Â
PRE-PROJECT, I.E. POTENTIAL USE OF PROPERTY UNKNOWN Verify flood plane, decibel zone, and building restrictions. Develop potential for property-potential prospect, potential uses. Research financing possibilities. Coordinate all elements to recommend and implement development plan-correspondence with ownership, market survey and feasibility, negotiate with covering bodies, zoning.

PRE-CONSTRUCTION
 Clear up any legal problems. Coordinate market survey and feasibility with architectural preliminary plans. Negotiate with governing bodies. Verify accuracy, measurements, etc. of architect and engineer plans. Negotiate construction contract, along with landscaping, signage, interior design details. Arrange financing. Negotiate necessary utility services. Obtain necessary insurance coverage. Set up, coordinate, and verify accounting, budget vs. actual. Verify construction draws and coordinate loans with draws.
CONSTRUCTION
 Periodically inspect property and coordinate engineering and architect inspections. Review engineering and architect reports. Authorize change orders. Keep project on schedule. Collect all warranties. Consult with Property Management regarding preleasing and daily management. Deliver completed product to Property Management with all punch list items complete.

QualificationsÂ
The successful candidate must be organized, team oriented, meet deadlines, feel sense of urgency in researching and presenting opportunities, and have an analytical mind. The requirements listed below are representative of the knowledge, skill, and/or ability required:
 Degree in business, finance, or a related field. MBA or CPA a plus. Strong financial, analytical, marketing, communication, and writing skills. 5 plus years of business/finance experience. Experience and knowledge of real estate industry and project management beneficial.  Ability to work independently, take initiative, work across functional teams, and drive results to meet deadlines. Strong oral communication and presentation skills. Proficient in using various desktop applications, including but not limited to, the internet, MS Office (Excel, PowerPoint, Word, etc.). Strong project management skills, with a demonstrated ability to manage multiple projects simultaneously.
