For more information, please visit www.prudential.com Position: The Atlanta office of Prudential Mortgage Capital Company is actively seeking highly-motivated, recent(or-soon-to-be) graduates from top undergraduate programs for placement as Investment Analysts to work with its Portfolio Surveillance group. Business Group: Prudential Mortgage Capital Company (PMCC) is a leading full-service commercial mortgage lender providing clients access to a broad range of real estate capital sources and lending programs. Prudential Mortgage Capital Company originates a wide variety of commercial mortgage investments for Prudential's internal accounts, institutional investors, and for purchase by other third party capital sources (such as Fannie Mae, FHA, etc.) The firm's products include permanent fixed-rate and floating-rate loans, interim/bridge loans, mezzanine and high-yield loans, and various other structured mortgage products. PMCC website: http://www3.prudential.com/businesscenter/realestate/pmcc/home/welcome.html Portfolio Surveillance Description: Investment Analysts within the Portfolio Surveillance group will focus on 1) monitoring PMCC's General Account, Fannie Mae, and third party account portfolios for potential risks,2) identifying nationwide market trends for core property types, and 3) presenting high risk loans to portfolio managers. Responsibilities will include detailed analysis of property level cash flows, market analysis, and modeling. Portfolio Surveillance Responsibilities: - Provide regular feedback to portfolio managers regarding portfolio performance and market/property trends. - Participate on certain investment committee calls and provide guidance as to how deal umderwriting compares with observed portfolio performance. - Participate in monthly meetings with portfolio managers to review high risk loans. - Recommend loans that should be assigned to the special servicing group. - Interact and coordinate workflow with international outsourcing team. - Value properties elegible for release or substitution as described in the loan documents. - Conduct sensitivity analysis as requested by portfolio managers. - Recommend changes to PMCC's internal web based data collecting application. Requirements: - Bachelor's degree from a top undergraduate program, with an analytical focused major preferably in finance, economics, real estate or engineering. - Strong quantitative skills and established analytical ability. - Demonstrated interest in commercial real estate. - Computer proficiency with a strong working knowledge of Microsoft Excel and ability to learn new and proprietary applications. - Excellent communication skills. - Strong organizational skills and attention to detail with ability to manage multiple projects simultaneously. - Ability to work both independently and as an integral member of the surveillance team. - Prior experience in the real estate and/or finance field is preferred.
