Store Maintenance Services Coordinator

PRIMARY POSITION RESPONSIBILITIES POSITION TITLE:   Store Maintenance Services CoordinatorREPORTS TO: Manager - Store Maintenance ServicesSUPERVISES:   (Indirect) Outside contractors and vendorsGRADE:  4  PURPOSE: Coordinates the efforts of outside service / repair contractors to maintain stores nationally, including support of loss prevention and insurance departments. RESPONSIBILITIES:  · Field and resolve all store maintenance and repair reports. · Field and resolve all store damage reports.· Field and resolve all mall negligence / responsibility reports.· Field and resolve all Fire Marshall inspection reports.· Coordinate store preventative maintenance and inspection programs.· Maintain and publish to stores a nationwide service contractor database.· Assist in soliciting, qualifying and awarding contracts to service contractors and vendors. · Assist in preparing budgets and estimates.· Coordinate transportation and warehousing efforts.· Negotiate and coordinate service contractor changes, additions and deletions.· Performs ongoing cost engineering, quality and performance checks.· In house coordinator with the ability to trouble shoot / resolve and direct HVAC repairs to AEO vendor service providers / managers and technicians in US & Canada.· Interface with Store Project Design and Construction Coordinators to ensure implementation of warranty claims and store design improvements.· Supports loss prevention and insurance departments.· Performing other duties as assigned. AUTHORITY: Â· Authorizes store repair work. · Negotiates landlord responsibility disputes.· Negotiates insurance and warranty disputes· Negotiates service contractor changes, additions and deletion costs. QUALIFICATIONS: Â· Associates degree required Bachelor’s in Architecture or Engineering preferred.  ·  5+ years experience in store maintenance services for a national retail, hotel or restaurant chain.· Word Processing, data base and spreadsheet software experience.  · Knowledge of building, HVAC, and electric distribution systems. · Ability to read and understand blueprints and knowledge of construction terminology. · Ability to do material take-offs and estimates.  · Knowledge of building codes. · Knowledge of installation of plumbing fixtures and issues associated with such fixtures.· Experienced with construction and inter-acting with contractors to resolve problems.· Ability to diagnose and correct problems with commercial lighting and electrical systems. · Experienced with commercial HVAC equipment installation operation, repair and maintenance contracts.· Excellent verbal and written communication skills.   JOB TITLE: Store Maintenance Services Coordinator COMPANY: American Eagle Outfitters LOCATION: Pittsburgh, PA 15203 JOB CATEGORY: Installation/Maintenance/Repair
