Responsibilities: Manage the analysis, design and construction of multiple real estate projects by coordinating the activities of external vendors and internal support areas to achieve the most appropriate space at the lowest possible cost given the business needs of the client SBU and of Liberty Mutual as a whole, on a consistent and timely basis. Direct the design and construction of between 15-20 active CRE projects simultaneously, overseeing the work of approx. 25 professionals on each transaction. Manage design and construction contracts involving potentially over several million dollars annually. Support research, benchmarking and make recommendations in support of various departmental strategic initiatives (i.e.: materials, standards, processes, national vendor programs, sustainability). Co-Project leader with CRE Leasing Project Manager (LPM). Responsible for managing design and construction aspects of real estate projects, from Current Analysis through Project Close-out. Overall Design Team Management: The position establishes and manages the Design Project Team from its inception through project close-out, overseeing every aspect of the project. The typical project requires that the incumbent manages the flow of information and involvement of the Regional and Local SBU Contacts, Home Office SBU Contacts and Executives, OSC's, professional architects, engineers, general contractors, landlord representatives, I/S consultants, cabling vendors, furniture vendors, security vendors, floorcovering suppliers and occasionally environmental consultants. Schedule Management: This position is the primary responsible party for establishing the overall project schedule and coordinating the internal and external team support (mentioned above). This position typically is the conduit for communication of critical project information and the driver of the project to ensure that it remains on schedule. Lease Management: Working with a LPM, the position is responsible for formulating and reviewing all pertinent language in the lease document that is related to the location, landlord workletter, schedule, bidding/ construction approach, design, construction and tenant improvement allowance of the LM space. Programming/Needs Assessment: The position is directly responsible for analyzing and documenting the SBU's planned real estate needs involving their workspace and staffing needs, conference, filing and equipment needs, business unit adjacency requirements and expansion/contraction needs. The incumbent is also responsible for managing the communications to all parties involved in the design/construction aspects of the project. This involves managing weekly conference calls, written updates to the field, to CRE Mgmt and to other internal LM departments. Building Evaluations: The position is responsible for evaluating multiple real estate/building options in each sub-market identified on each project. This involves directing the architects and engineers and evaluating detailed building surveys and concluding LM's exposure (financial, mechanical, electrical, ADA, and safety) on each of the buildings under consideration. Qualifications: A Bachelor’s degree in a comparable field of Architectural Design and Engineering or equivalent training required. Minimum of 4 years of experience in a project management environment specifically addressing issues of design, construction, mechanical engineering, project planning, cost analysis and computer aided design systems is required. Excellent communication and interpersonal skills are required. The ability to manage change is crucial.
