Sr Property Administrator
Using a working knowledge and proper application of governing business unit's directive documents, federal regulations, contractual requirements and sound business practices, gather relevant facts & data to make appropriate decisions. Duties may include but are not limited to, creation and distribution of reports, researching regulations and best practices, assisting in audits, conducting property training, creating and collecting performance statistics, working with program and other functional personnel, as well as other duties as assigned. Works under general supervision. Coordinates property control activities to ensure continual accountability of government, associate contractor, or company property in accordance with applicable government regulations and/or corporate policy. Manages life cycle phases (acquisition, use and disposition) of all property on the Ft Wayne site. Acquisition phase - provides acquisition guidance and planning, creates and maintains property accountability records. Use phase: ensures proper use, maintenance and physical inventory; conducts property audits; provides guidance on government regulations pertaining to property accountability; develops, recommends, and implements property administration policy; and prepares periodic and special purpose reports relative to such matters as taxes, rentals and leasing, risk assessment and management, equipment and facility usage, etc.. Disposition phase: discloses excess, determines condition, reports excess and arranges disposal of surplus or obsolete material or equipment. Contacts potential users and negotiates transfers. Required Skills: - Must have at least 4 years of property management experience. - Requires complete understanding and application of government property regulations, principles, concepts, practices, industry leading practices and standards (company, industry, national and voluntary consensus standards). Full knowledge of industry practices. - Develops solutions to a variety of complex problems. May refer to established precedents and policies. - Work is performed under general direction. Participates in determining objectives of assignment. - Plans, schedules and arranges own activities in accomplishing objectives. Work is infrequently reviewed upon completion for adequacy in meeting objectives. - Exerts influence on the overall objectives and long-range goals of the organization. Erroneous decisions or failure to achieve objectives would normally have a serious effect upon the administration of the organization. - Ability to represent an organization as a prime contact on projects. - Interacts with senior internal and external personnel on significant matters often requiring coordination between organizations. Interacts with all functional areas and programs at the site. - K nowledge and use of Microsoft Office products Word and Excel required. Desired Skills: - Knowledge of and experience with Materials Resource Planning (MRP) systems; knowledge of and experience with "Control" a real plus. Knowledge of "Control" required for continued satisfactory job performance. - Knowledge of and experience with fixed assets, knowledge of the "SAP/APEX" a real plus. - Knowledge and support of a Value Based Property Management organization highly desired.
